Metal Siding Painting Advice

Painting metal and aluminum siding can become a nightmare if not done right. Over the years I have worked on and repaired many homes with metal siding. Metal siding is real common in mobile homes. Most older mobile homes use aluminum paneling for their exterior siding.

Most painted metal siding seems to last at least 20 years. The reason for this is the paint is baked on in a factory giving it a high quality and nice looking surface. This baked on method is used for painting aluminum and most metals siding that gives the product a long life.

I lived in a mobile home park for a few years and my next door neighbor's mobile home had never been painted and was over 45 years old. He would go out and washed the mobile home once a year with some TSP soap while using a brush on the end of an extension pole to clean the home.

His mobile home might not have looked brand new but it was definitely in great shape. Over the years he had developed a few scratches and some dirt that was hard to wash off but that was about the extent of the damage to the painted metal siding.

Well we painted our mobile home and used an expensive metal primer along with some expensive paint from Dunn Edwards & Co... This paint worked great. We lived there for around four years and never had any problems once the home was painted. Having been in the construction business I knew we had to use a good metal paint primer in order for the paint to stick to the baked on paint process for the metal siding to look good.

Here's my advice to you when painting metal siding.

1. Make sure the metal siding is clean. Use TSP soap along with a scrub brush and scrub that baby clean. The cleaner the metal surface the better the new paint primer will stick or adhere to the old paint.
2. Follow the instructions carefully on the paint primer can when applying the primer. Do not paint below or above the recommended paint temperatures.
3. Make sure you explain to the paint salesman at whatever store you're in that you are going to be painting metal siding. Get the right paint primer.
4. I would love to recommend a paint primer but cannot because I don't want to get a phone call from anyone a few years from now telling me the paint is peeling off of their home. Let that responsibility become the paint manufacturers.
5. Let the paint primer dry for the recommended time as per the directions on the paint primer can. I prefer letting the paint dry at least one week. The reason for this is some paint primer's stay soft for a while and if you paint over them immediately they doesn't seem to bond as good and sometimes will stay soft for a long period of time.
6. Apply your final coats of paint following the manufacturer's instructions on the paint can.

There you have it painting metal siding is all in the preparation of the surface you are painting.

Have fun painting and always read and follow the manufacturer's recommended instructions for the products you are using. These people test their products constantly and know the best way to apply them to any surface.

Why Roof Replacement is a Major Home Improvement Project

Roof replacement is a noisy, dirty and very laborious kind of job. The people living in the house have to be prepared to undergo some amount of discomfort if they intend to stay within the house while the repair is being done. Roofing cement is the equivalent of duct tape for roofs. It will repair most leaks, cracked or torn shingles, patch flashing around vent pipes and chimneys. Obviously this is not a good option for the long term and you must take action and plan for the future as soon as possible to avoid interior damage.

Roofing material replacement is costly and quality installation is needed for the roof to last. When inquiring with roofing companies we recommended that you chose a company that will be here for the long run, just in case. Roof repair companies will most likely advise you to replace your roof and pay them to do so. It is wise to investigate alternative sources of information, specifically unbiased sources which are not seeking to sell anything. Roofing systems must also achieve a balance of durability, cost, weight, appearance, manufacturability and ease of installation when being considered for use. Regrettably, previous products have not made use of maturing technologies and advanced material applications now available from the Aerospace field.

Wind direction plays an important role, as well as roof pitch. A direct impact of hail on a shingle is more damaging than that of a glancing blow. Wind blow-off coverage ranges from winds of 60mph to 110 mph. Labor costs for replacing damaged shingles is for three to 10 years. Also, Windows and Doors are components that may need light scraping and painting to appear new and operational.

Roofs with shingling set directly on solid sheathing and where there is insulation packed tightly between the wooden rafters without adequate ventilation run the risk of condensation-related moisture damage to wooden roofing components. This is particularly true for air-conditioned structures. Roofs are subject to extremes of temperature, receiving the full exposure of the sun as well as suffering from the extremes of cold. No other part of the average home sees a wider cycle of temperatures.

Roof replacement is rarely a choice someone makes because they prefer a different color or some other cosmetic change. For most of the world, roof replacement is expensive and an investment that is made when there is no other choice. Roof replacement is a major home improvement project which can be costly. Homeowners want to ensure they use only the best roofing professionals, equipment and materials for their new roof. If a Roof replacement is then required make sure you select a color that you can live with for many years to come.

Roof framing should be designed at 20 pounds per SF, so there is no danger of collapse, however, snow and wind loads may cause deflection. Heavy weight shingles can be 50% heavier than standard or 20-year shingles.

As always just be sure to do your homework when trying to find the best contractor for the job. The lowest price is not always the best way to go and if you choose to make your final decision on just that fact, be prepared to be disappointed most of the time.

Ceramic Floor Tile Installation - 5 Tips For Success

Ceramic floor tile installation is a great way to get a long-lasting beautiful floor. There are several tricks to getting a great looking floor tile job though. Really getting off to the right start is key to a good looking floor. Get started right and you'll be pleased with the results.

The right start begins with the base over which you install the tile. You see tile can be installed over all kinds of materials. You can put tile over plywood, concrete, vinyl flooring or even over other ceramic tile. But the one must is that the surface must be stable. It can't be flexible and it can't bend. That's because the tile floor will crack if the underlying layers moves. Often the first step in a professional tile installation is installation of a layer of cement board. That often guarantees a rigid surface.

That solid base is part of the planning of a tile project. Planning and design of a tile project is a big part of a successful installation. Before that first tile is laid, check the squareness of the room. Have you ever seen a perfectly square room? You want to work from the best corner and plan to put he cut tiles in the least visible spot. Plan for where the cuts will be to get the best results.

Once you get started, the goal is to keep the tile spacing as even as possible. Tile spacers in the right width are the best tell to get this done. Also a simple carpenter square helps to keep a close check to maintain alignment. Often nailing down some straight guide boards, batten boards, is another helpful move. Especially for the first row of tiles, a guide board can help get you off to the right start.

At one or more walls you will cut the border tiles to fit the remaining space. Now cutting is one of the skills a tile setter gets to practice. You'll need tile nippers for small trim work and probably a wet tile saw. Sometimes on a floor job with just straight cuts, a cutter board may be all you need. This tool scores a tile with a groove so it can be easily broken. It takes a little practice to break the tile on the line.

Grouting the joints is the finishing step. Grout comes in several types. Some are acrylic. Some are masonry. Some are epoxy. The epoxy grout is really waterproof and is especially well suited in bathrooms to keep water from soaking into the floor.

Ceramic floor tile installation requires quite a bit of planning. A well planned job will result in the best looking floor with the minimum of waste. Ceramic floors also are a great place to show creativity in mixing tiles into patterns. There are some tricks to getting a tile floor just right. If you get a chance, it helps to watch a pro work on a job or two.

Staging Vacant Home Properties As a Career

In staging vacant home properties, we need to make them not appear so vacant. We need to show prospective home buyers not merely a house, but a home. To present ideas of how a vacant house would look like as a home that one can live in, is the whole idea of what we do. There are many techniques to use to go about this, but a career in this field does not only revolve around this wonderful, creative aspect. There is much other work to be done.

Real Estate Agents Realize The Value In Staging Vacant Homes

To establish a foothold in this industry, we need to acquire a client base. The business of staging vacant home properties is one based on referrals for repeat business, so our best clients would be real estate agents. These people understand full well how much the services of a home stager are needed, indeed, even required, in order to close a timely sale on a property these days.

The fact is that some vacant homes can take months, even years in some cases, to close a deal on. One interesting thing to note however is that with the services of staging, a vacant home can look more like a home, have lots more appeal, and generally the time it takes to close a deal on the property is about one third to one half the time it would otherwise normally take. Real estate agents are well aware of this fact.

When Staging A Vacant Home Think Eight Seconds

Another interesting tidbit of information is that prospective home buyers generally make up their minds about whether they want the property or not within the first eight seconds of seeing the place. For this reason, "curb appeal" is another very important aspect of staging a vacant home. When all is said and done, we can see the importance in this service that real estate agents can clearly see.

Are There Any Tricks Of The Trade In Staging A Vacant Home

However, it is not always so easy to just offer one's services to any real estate agent who walks by. You have to market and promote yourself and really show what you are made of, to show them why they should look to you for your services. After all, if you aren't good at what you do, you could be more of a hindrance to selling houses than any help at all.

This would be the first, biggest obstacle in getting the ball rolling in such a business, and there are many tricks of the trade in regards to this as well. Learning these through grueling trial and error, all the mistakes to be made and all the hard-learned lessons can be very detrimental to your career.

To our great benefit however, there exist Home Staging Training as well as courses to take to learn all of these bits of invaluable information first, before having to trudge through trials and mistakes we may make in our home staging career's beginnings. Even more to our advantage, is that these can also be taken online, or downloaded to our computers to take at our leisure.

Dream Home Checklist - Home Buying

First things first when looking for your dream home. Make a list of all the things you're looking for. With today's computers and search engines on the Internet it makes home shopping by keywords very simple.

Most real estate websites have boxes you can check off, if you're looking for a three-bedroom house with two bathrooms and a swimming pool. You simply check these items off, select the area you would like to search for homes and and you now have a list of homes to look at.

Some of these homes have virtual tours on the Internet, which allows you to go through most of the home before you actually visit the house. Modern technology has made searching for your dream home a virtual reality.

You can now look through the list and select the most appealing homes before you start driving around. Don't let the pictures of these homes deceive you on the Internet or MLS. Some of the descriptions of these homes can also be very deceptive.

When looking for your dream home, used every possible means available to you. This would include your real estate professionals, newspapers, magazines, search engines, internet websites, and don't forget about driving around your favorite neighborhoods. This is actually how we found one of the homes we bought.

Our real estate salesman gave us a list of homes to look at, while we were driving around, we spotted a home that caught our attention and we pulled in the driveway. To our amazement, the real estate saleswoman who listed the home lived a couple of houses down the street and was right there asking if we wanted to see the inside of the house.

Your family, friends, neighbors and people you work with, can also help you with your homebuying quest. You would be surprised at how helpful some of these people can be. I knew someone who found a home they really liked, knocked on the door and told the homeowners, they would be very interested if their home was ever put on the market. Within a few weeks, he was buying the home.

I'm not telling you to knock on everyone's door whose not selling their house, but you never know how or when you're going to run into the house of your dreams.

Repairing a Leaking Toilet - Home Repairs

Let me explain how a toilet works. First when you go to flush the toilet a little arm pulls a rubber flapper up and lets the water drain into the toilet bowl. The water draining into the toilet bowl forces the old water out along with the number two or number one waste and extremities.

If the toilet sounds like it is running there is a good chance that the seal between the rubber flapper and the plastic rain at the bottom of the toilet is broken somehow. The sound you are hearing is water running around this ring and in to the toilet bowl.

This leak is actually causing no damage to the toilet itself but is wasting water. Hence the water bill will be a little higher if you don't fix the leaking toilet. The best way to find out if this is actually your problem is to take the toilet tank lid off. Then stick your hand down into the toilet bowl and press gently on the rubber flap.

If the water stops leaking or starts running faster this is your problem. Turn the water off to the toilet. There will be a shut off valve on the wall under your toilet bowl in the bathroom. After you turn the water off removed the plastic flap and examine it.

You will be looking for a warped toilet flap or of some sort or grooves on the flapper itself. Take the toilet flapper down to your local home improvement store and buy a new one. Go home and replace the new toilet flapper and this should solve 90% of your leaking toilet problems.

There is one more thing it could be. With the toilet tank lid off, check to see if water is overflowing into the little round plastic pipe. This plastic pipe should have a small hose running from the float valve assembly into it.

If the water is over flowing from the toilet tank into this little plastic pipe you will need to adjust the float.

First thing you will need to do is while the toilet is running lift up on the float lever arm. If the water stops you can simply bend the metal arm of the float lever. The purpose of bending the arm will force the float deeper into the water there for stopping the water from rising over the small tube in the center of your toilet.

There are few parts to a toilet and most parts can be purchased at your local hardware or home improvement centers. Toilet repairs like this can be made simple and the parts used to replace are inexpensive.

Happy Toilet Repairing.

Fixings Squeaking Stairs

Oh yes the common problem of squeaking stairs in an older house. This could become very frustrating and annoying as you walk up and down the stairs. There seems to be one or two stair treads that are always squeaking. That annoying sound as you walk as softly as you can on your way down to the kitchen in the middle of the night to grab a quick snack.

The number one cause of squeaking stairs is when the nails used to fasten the stair tread to the stair strainers has worked its way loose. Over time as the lumber shrinks in the stair treads and the stairs stringers. You will start to develop a separation or a gap between the stair tread and the stair strainer.

The stair stringer can shrink as much as 3/8 of an inch in just a few years. I was building a home and went to measure the stair stringer that was 11 1/2 inches wide originally. Then I measured it after two months outside in the summer sun it now measured 11 1/16". I was amazed that the lumber could shrink that much in such a short period of time.

As the stair stringer shrinks it starts to pull away from the plywood or hardwood stair tread. As it starts to separate from the stair tread the nail will stay in its original position until the stair tread starts to put pressure on the nail eventually lifting it up a little bit higher than its original position.

As you step on the stair tread the squeaking sound you hear is the nail rubbing against the stair tread. There are a few ways to fix a squeaking stair tread. If you have access to under the stairway you can apply some adhesive along with a 10 inch 2 x 4 under the stair tread and attach it to the stair stringer.

First apply adhesive to two sides of the 2 x 4. The adhesive will be used to glue the stair tread to the stair stringer. You can use screws to screw the new 2 x 4 onto the side of the stair stringer.

If you cannot access the underside of the stairs and you have carpeting you can actually locate the stair stringer and drive a 2 inch screw through the carpeting in to the stair stringer. This will pull the stair tread down and will not allow it to rub up against the nail making that awful sound of a squeaking stair case.

If you have a finished wood stair tread you will not be able to screw through it into the stair stringer without damaging the finish on tread itself. It will be easier to access the stair stringer from below somehow and apply the 2 x 4 with the adhesive to stop the stair squeak.

You can apply these methods to as many stair treads that are squeaking without taking apart the entire staircase and rebuilding it.

Supercharge Your Water Heater

Have you ever had to stand shivering in the cold morning air waiting for hot water with your arm outstretched, fingers extended into the cold stream of water. It seems to take forever for the water to get hot. Speed up your hot water with a hot water circulating system.

Traditionally, if you had a hot water circulating system, it meant that you had a hot water pipe that ran in a big loop from the outlet of the water heater to each fixture one after the other, and then back to the inlet of the water heater through a small pump. By continuously pumping water through the loop you have instant hot water at every fixture.

This is very convenient. Hotels and motels have hot water circulating systems; otherwise it could take hours to get hot water with such long pipes as they have.

However, instant hot water is also very expensive. Not only do you have to pay for the energy to run the pump continuously for long periods of time or even full time, but you also have to pay for the heat energy being radiated into the environment from that big loop of hot water piping. The cost of heating the water is considerably more than the cost to run the pump.

There are a number of manufacturers producing hot water circulating systems that utilize the cold water line as the hot water return line.

Some of these pumping systems use small pumps that pump water very slowly, and are temperature controlled. The pump turns on when the water temperature drops below a set point, and then shuts off when the water temperature in the pipe reaches another set point. This keeps the water your entire piping system full of luke-warm water. The water is warmer near the water heater and colder the further you get from the water heater, but it is tepid through out the piping system.

Most folks don't really want the cold water pipe full of warm or tepid water. You don't get "Instant Hot Water" as the manufacturers claim. I think they should be honest and call them "Instant Tepid Water Systems". The Lang Auto-Circ and The Grundfos Comfort System are two such systems, and the Hot Water Lobster is another. The Hot Water Lobster doesn't have a pump, but relies on the fact that hot water rises, and the Lobster valve has to be substantially higher than the water heater for the system to work.

Unfortunately these systems consume much more energy since you are heating that big loop of piping and return line and its surroundings. The cost of the energy will far outweigh any monetary savings from the water conservation aspect.

Another class of systems that use the cold water line as the return line is the "Hot Water Demand Systems". These systems only pump the water to the fixture when hot water is "demanded" by the user. The pumping costs are small; typically demand systems use less than $2.00 per year in electricity costs. This is because they run for such a brief time, typically less than 1 minute per use.

When the user turns on the pump it runs until hot water reaches the fixture and then the pump automatically shuts off. The cold water line does not end up full of warm water.

With the demand system the energy consumed is no more than if the user just ran the tap as normal. Hot water is not being circulated. And since the hot water is not being circulated it does not affect the life of your tankless water heater or the warranty.

The water is pumped more quickly than if you ran the faucet full throttle. You save time, water, energy, and money!

There are at least three manufacturers of demand systems, Metlund, RedyTemp, and Chilipepper. The Chilipepper will run any tankless water heater. Some models of the Metlund system will run tankless water heaters, and some won't, so be sure to inquire before you make a purchase. The RedyTemp will not work with a tankless water heater.

Choose the type of system that best suits your needs and enjoy the added convenience of quick hot water while being kind to the planet.

Bathroom Remodel Investment If Selling

When you're planning any bathroom remodel, consider the costs of the bathroom remodeling versus the return on the actual investment. According to one of the popular remodeling magazines, the average bathroom remodel throughout the country cost around $16,000.

If you were to sell your house within a few years, you could recoup around $12,000 of your original investment. This would translate into a $4000 loss to your pocketbook eventually.

Using these numbers for your bathroom remodel investment, you would recoup around 75% of your original investment. If you know anything about investing money, this will not be a good rate of return and if you keep investing your money like this, you won't have any to invest, eventually.

Keep this in mind, if you're going to be selling the home within a few years. If the bathroom isn't in good shape and you're not planning on selling soon, you could remodel the bathroom and enjoy it for quite a few years. You wouldn't be looking at this as an investment but as maintenance costs.

If you need to remodel the bathroom, because it's getting a little run down and will create a problem when selling a home, I would suggest minor remodeling, if the toilet, fixtures and bathtub is in good condition, I would suggest changing the sink, cabinet, bathtub surround, flooring and some new paint.

If you're remodeling cost is now at $8,000, you would recoup at least $6,000 and would only lose $2000 on your original investment. Now this still doesn't make any sense, if you're still losing money, why would you even want to remodel the bathroom. Why not sell the home as it is and not lose any money? This is a tough decision to make and keep in mind, these are average costs.

You could recoup less or more than 75% of your bathroom investment costs.

Most real estate professionals will advise you to remodel the bathroom for two reasons, for one the house will sell for a few more dollars, and this will increase their sales commission. The second one is probably the most important for any one selling a home, the home could sell faster.

If you have the time and are in no hurry to sell the home, I would suggest trying to sell the home as is first and then sprucing it up, if you can't sell it within three months.

Bathroom Moisture Problems - Home Remodeling

Right above my bathtub in my master bathroom the paint is peeling off the wall. The area is peeling above the tile in my bathtub and shower combination. I tried to glue the peeling paint back and only made the situation worst.

First things first. The paint is peeling because there is to much moisture in the bathroom while you are using it. Do you have any windows you can open or a ventilating bathroom fan. If you have a window crack it open part way while you are showering.

The water droplets will accumulate on the walls and drip into any cracks. Right above the tile grout is a great place for moisture to accumulate. Oh yeah moisture loves grout and drywall. If you have any unpainted areas or an area that has cracked. Guess what you have now.

Your paint is peeling because the bathroom gets hot and cold. Moist and dry. If you have the door and windows shut. You just created a moisture trap. Most people prefer their privacy and will closes the door when using the shower. Well then open the window and let some cold air in while you are taking a nice warn shower. I don't think so. Most showering fools don't like that idea either.

Ok one more idea keep the windows shut so you don't let the cold air in. Then lock the door so no on barges in on you. If you have a ventilation fan turn it on. This will at least pull fresh air in from under the door and send the moist air out of the house.

But the fan is so noisy and I can't enjoy my nice warm vapor producing shower that will eventually cause me to get sick from mold particles floating around in the air while I am using my bathroom.
Does this about sum it up for you and don't we all do this from time to time. We want to enjoy our shower time, so we close up everything and when we are in our bath sauna environment relaxing our house is getting some damaging moisture that could cause mold and mildew.

Open a window or door a little when you shower. Get some air circulating through the bathroom and prevent damage to your nice house.

Put up with a little inconvenience for you homes sake and your pocket book.

Prefabricated Shower Stalls

Installing a prefabricated shower stall often turns out to be a tricky and time-consuming job that takes great practical skill, yet with sensible pre-planning and the right tools for the job, a professional result can be obtained by the average home-handyman. Allow 3-4 days to complete the work and brush up on your carpentry, plumbing, wall-preparation and finishing skills because you're going to need them all!

To begin with, make sure you have the right equipment and tools before you begin the job. Importantly, purchase the shower stall before building the frame it will fit in in order to get accurate dimensions.

You will need: a prefabricated shower, electric drill, plumb level, tape measure, caulk, screws, hole saw, shower/tub adhesive, tape, pencil, leather work gloves, hammer, work boots and an adjustable wrench. Protective eye-wear is also highly advisable (wear when using power tools.)

Getting the prefab shower into position can be the tricky part. You will need to fit it through an existing doorway or an outside window. In some instances, part of an exterior wall may have to be removed in order to get the unit inside; seek professional advice first if required.

Because prefabricated shower stalls have watertight walls, cement-based backer boards are not needed.

It is advisable to install insulation between the studs in order to reduce plumbing noise.

When drilling holes in the unit's walls to fit the faucet and shower arm, measure carefully in advance and always wear protective eye-wear when drilling.

Position parts carefully and attach the unit to the framing. The drain piece, shower handle, escutcheon, and shower-head all need to be fitted correctly to prevent leakages and future problems. All seams need to be caulked efficiently and a thorough checking of any leaks needs careful attention; later corrections to any plumbing faults can be difficult to carry out.

Finally, finish the walls and fit a shower door or curtain bar. It is vital that you seal the joints between the bathroom walls and floor and shower enclosure with a good quality silicone! Installing water-resistant drywall around the top edge of the shower stall can be a wise, long-term investment; tiling the top edge is also a great idea as it will likely last a lot longer than wallpaper or paintwork.

If you aren't adept in skills like demolition, plumbing and drywalling, you may be best served by employing a qualified professional to carry out these tasks.

As a final reminder, installing prefabricated shower stalls can be quite fiddly and time-consuming. The plumbing especially has to be completed with some expertise in order to have a sound unit. Yet having said all this, a successful shower installation is achievable if you take your time, check well for any leaks and consult an expert for advice if the need arises.

Good luck!

Designing a Custom Closet - House Remodeling Ideas

An increasing number of reality TV shows feature high-priced "experts" helping ordinary people transform their homes. Undoubtedly there are plenty of people who could benefit from this expertise. But when it comes to closet organization, most of us will have to take the "do it yourself" approach. Do it yourself closet organizers don't have to suffer in quality, and in fact-with today's modern products-it's simple to create your own professional-looking custom closet without breaking the bank.

Personal consultants and organizers have invaluable advice, but many retail and custom closet organizers have incorporated some of the best tidbits into their designs, making the DIY approach all the more easy.

But before beginning to put together a set of do it yourself closet organizers, be sure to ask yourself the following three essential questions:

Clothing or multi-purpose?

What are you going to use your closet for, after all?

Clothing-only closets might offer more freedom for anybody working with do-it-yourself closet organizers, but with that freedom come additional choices. Closet towers and drawer units are nice features, but it's important to consider what will make the best use of available space.

Multi-purpose closets, for example, may not be the ideal location for a revolving tie rack (although with creativity it could probably work!). On the other hand, working with less space can streamline your decision making process-and lead to some inspiring outcomes. Ensuring that clothes are accessible in a closet that also holds a vacuum cleaner and boxes of decorations can be vexing-but with the right shelving solutions, it is a problem that can be overcome.

How many users?

Style doesn't have to be sacrificed to function. Singles and couples alike can create do it yourself closet organizers that reflect their personal taste while maintaining function.

That said, it's important to make sure that his and her closets have features and accessories that cater to both. Also, remember that two closet users will likely call for two separate drawers when it comes socks, t-shirts and other clothing items.

Walk-in closet, or reach-in closet?

Making this decision will establish your fundamental approach to organizing your closet space. A walk-in closet generally allows for deeper shelves, or in some cases a three-walled approach. Reach-in closets allow for easy access of clothes and shoes, and take up less overall space in the room.

Closets come in all shapes and sizes, so thinking about how you want to visualize and utilize your room space will help you choose products and materials that can meet your precise needs.

House Pocket Door Problems

Just a few months ago I went over to repair a pocket door that was closing at a weird angle. This was the first time I had ran into this sort of situation and was definitely confused. I got a flashlight and started looking inside the pocket door frame. I had a hard time finding the problem but when I did it was obvious.

As the pocket door was sliding closed it would work perfectly but when you went to open it the bottom of the door would stick out about an inch and a half passed the door jam. The problem turned out to be the track was missing a screw in the very back and as the door slid back into the frame the tracking would hang down at an angle from the weight of the door. There was no way to reach the screw because it was at that very back of the pocket door frame near the framing itself.

In order to fix the pocket door problem I was going to have to remove a good sized area of the plastered wall at the upper right hand corner of the pocket door frame. This was the only thing I could think of and would require a simple wall patch and some paint to make the repair complete.

This job took me about one hour to cut the hole and replaced the screw that had fallen out of the pocket door tracking. I then use some fast setting drywall plaster and some fiberglass drywall tape to repair the wall. This took another hour to finish the drywall properly.

Some pocket door problems are a little easier to repair than this one. Most pocket doors seemed to have problems sliding and eventually are left closed, never to be used again.

Painting the doors over and over again can actually add to the thickness of the door or excessive moisture in the home over long periods of time can also cause the door to swell preventing it from opening properly.

Painting the rollers themselves or the track that the rollers ride in can create a problem with rolling the door easily and effortlessly. If the pocket door rollers or tracking is damaged they will have to be repaired or replaced, obviously. Some people actually spray silicon on the rollers or grease the pocket door wheels and over time the track becomes caked with dried grease and dirt making the door hard to open and close

Here's one most people don't ever think about and yet I have faced this problem more than once. "The Dreaded Picture Hanger". Most people don't realize that the pocket door will not operate very well with a nail driven through it. I have had people complain about their pocket door not operating properly but they can wiggle it a little.

When I come upon a situation like this it usually just requires removing the nail that the picture is hung upon.

I have also seen instances where the home has been remodeled and new floor trim or door trim has been installed. The finish carpenter using his nail gun without changing to a shorter nail has himself nailed the pocket door shut. This could be a big problem because the nails are so thin they could be hard to remove.

Well that's all I can think of for pocket door problems that I have ran into for now. Until the next article have fun remodeling your home.

Tips in Remodeling a Small Bathroom

Being among the top players world-wide in the financial, commercial, entertainment and cultural industries, New York City has become the most densely populated city in the country. With such reputation, the cost of housing soars leaving smaller living spaces a more popular option. Making a home out of these amply-spaced to smaller units is a challenge to many. This includes making important features of the home seem much cozier such as remodeling a small bathroom.

When remodeling a small bathroom, a complete focus on space fused with the right amount of creativity is key to the success of the project. Another important thing to ponder on is that quality does not come cheap. But it does not mean that you would have to always stick with the most expensive service or product, it only means that you should take careful considerations before letting go of your hard-earned cash to be able to give the most value to the money that you spend.

There are various ways to make less space appear much bigger. Enlisted are helpful tips in remodeling a small bathroom:

First off, unless you have significant skills and experience in plumbing, carpentry and electrical works, or the project is not a major one; you should seek the expertise of a competent NYC contractor to help you. Following this first tip in remodeling a small bathroom would save you a whole of time and money in the long run.

Instead of having a tub, maximize the space by having a shower instead. Rather than the traditional shower pan construction, a simple one-piece pan would serve as a much sleeker option as well as a leakproof solution. But if you still prefer a tub over a spacious shower, then go for the soaking bathtubs that are smaller but deeper designs.

In remodeling a small bathroom, choose a lighter and cooler hue for the walls and delicate patters for wallpapers or tiles. Light colors have an airy feel to them creating an illusion of more space. To create a better impact out of these designs, install fixtures offering heavy lighting. Another way to better illuminate the small bathroom is through skylight features. A bay window is a good choice as its alcove may also offer additional storage space.

Two elements have long since been known to give an illusion of more space. Reflection
and vertical objects and designs such as unframed mirrors and tall bathroom products that have shiny surfaces can be used in remodeling a small bathroom. You can have two mirrors installed opposite each other or facing the window. And when shopping, choose a tall but compact model of toilet and either a wall-mounted or sleek sink.

Important considerations when remodeling a small bathroom are the storage of toiletries and room for decorative items. Choose to have spaces cut out into the walls to serves as additional storage or display area rather than having free-standing cabinets or shelves installed into the walls. Lesser things protruding from the walls would help make the space seem larger.

Home Purchasing Checklists Provide Protection

Home purchasing checklists provide protection for consumers with useful information for future home repairs or current home repairs that will need to be done before the home is sold. Home inspectors often use checklists like these, while they're inspecting the home.

If more home shoppers used home inspection checklist while shopping for houses, we would probably have more satisfied homebuyers than dissatisfied ones. Recently just purchasing a home, we had our real estate professional, the previous homeowner's real estate professional and a mortgage lender, involved in the purchase of the property.

There was a home inspection report from the current homeowners, available for us to look at. It provided us with the damaged parts of the home that were repaired or replaced. Some of these repairs were from termite damage and it was stated so on the report. This was helpful information for us as we walked around the home inspecting it for damage.

The work that was repaired to look satisfactory and the rest of the home had minor damage. Listening to one of the real estate sales people that were involved in the transaction, you would've thought we would get in the deal of a lifetime and they had nothing but good news to say about the product they were representing. I easily understood that, this person could have influenced some one into believing that the home was in great shape, if they didn't have a home inspection checklist with them.

The home had been re-carpeted, painted and was in generally good shape. The problems with the home, were the old windows that were hard to open, the heating unit leaked gas, the tile flooring that ran through the kitchen and a large room addition looked great, except for one thing, they installed the tile over linoleum.

This eventually will have to be replaced as the tile starts to separate from the linoleum. While I'm writing this article, there's about 40 square feet of tile that needs to be replaced, because it's popping up and cracking.

A home purchasing checklist does not guarantee that you will find everything but can't eliminate some of the things that homeowners have the biggest problems with. If you could just eliminate one of these problems, the small price of purchasing, one of these checklists would be worth it.

Home purchasing checklists provide protection for the shopper and I would recommend, never shopping for a home without one.

Building an Integrated Home Security System - Alarms, Sensors, and Security Doors and Windows

If you really take the time to sit down and think about your home security measures, chances are you will realize that there are many access points. Those weak points put you, your family and your possessions at risk.

An integrated security system is a system designed to slow any potential threat down enough to give you time to contact your security company or the police. Like any security system, they are not infallible, and can be beaten, but they will buy you time in the event of a break in!

Here are the key elements of a good integrated home security system:

Home Security Sensors - Perimeter

Installing some kind of security on the perimeter of your property can mean valuable minutes added to your reaction time in the event of a break in.

Traditional perimeter security, such as electric fencing is certainly effective, but can affect the aesthetics of your property. New infrared home security sensors can be installed outside your house, unobtrusively, and linked to your alarm system. That way, your alarm triggers before anyone even accesses your house!

Home Security Window Protection

A physical barrier to entry, certainly on lower level windows in a multi story house is always a good idea. They act as a deterrent and a very effective barrier to entry. Newer types of burglar proofing are also more attractive, and can be installed with minimum impact on aesthetics.

Home Security Door Protection

Make sure that all of your external doors have locks that work, as well as deadbolts. Peepholes and security chains on front doors are always a good idea, and it may be worthwhile to consider adding a security gate to entryways.

These gates can be either conventional swing type gates, or newer concertina type, that fold away to be virtually undetectable. Gates fitted with "slam" locks are a good idea too, as it means no fumbling with keys when you need to close them in a hurry!

Home Security Burglar Alarms

Burglar alarms, linked to an armed response service, which monitors home security remotely, are a great idea. Combined with indoor sensors, and magnetic switches on windows and doors, they can ensure that any intruder is caught before they can do any serious damage!

Make sure to choose a burglar alarm that communicates with your armed response service via radio though - that way, cut telephone lines will not affect its operation.

Integrating

Creating an integrated system means linking all of the electronic monitoring equipment you have to your alarm system. Electric fencing, infrared sensors and other security accessories can all be linked to your home security burglar alarm. This means that any breach of that security will alert your armed response company, and reduce their response time, keeping you safer.

Remember that a home security system is an investment in your family's safety, plus, many insurance companies offer reduced premiums to homeowners with better security, so make sure your system is the best you can afford!

How to Prevent Roof Ice Build-up From Causing Major Damage to Your House This Winter

You've seen it many times - a mass of heavy ice collecting at the eaves of a roof. But did you ever wonder why these hazardous (and dangerous) ice masses and icicles form? The answer is simple: Trapped heat in your attic melts the snow on your roof. The melting snow then trickles downward to the edges of the roof and re-freezes, over and over again, continually adding more ice mass, and eventually results in extreme havoc to the structure of your roof. You might not know the extent of the damage until it is way too late: Damage such as warping and detachment of eave troughs, fascia board warping, roof wood rot, and melting ice leaking into your house resulting in drywall and plaster stains. Why does this happen? You might be surprised by the answer. The power of ice is tremendous. When water freezes it expands and creates a huge force that pushes against anything in its way. This unstoppable force can bend steel like bubble gum. Imagine this huge level of pressure pushing against soft materials such as wood, aluminum, asphalt shingles, or bricks, concrete, and stone walls (all easy prey for ice dams). Clearly, the damage could be enormous.

What is the answer? Here it is: The only lasting solution to prevent roof ice damming is proper roof ventilation. Why? Because proper roof ventilation removes the trapped heat in your attic (the very heat that causes ice dams) and studies prove that a cool attic during winter stops the thaw/re-freeze cycle and thus stops the melting snow from re-freezing at the roof edges. But how does roof ventilation specifically prevent ice damming? The answer is to create an attic temperature that is close or the same to the temperature outside of the attic using specific roof/attic ventilation procedures such as soffit roof ventilation and ridge roof ventilation. Let's expand on these two types of roof ventilation. Soffit ridge ventilation is a system of openings along the perimeter of your roof. These openings are referred to as intake vents. Their purpose is to allow air to easily enter the underside of your roof which will then travel skyward to the top of your roof directly beneath the roof boards. Ridge ventilation (at the top of your roof) will now complete the process. Ridge ventilation is a continuous vent that is installed along the entire ridge (or top) of your roof, referred to as exhaust vents.

Using the wind, ridge ventilation pulls air out of the attic using an energy-free power source, namely Mother Nature. Wind creates a negative pressure that effectively pulls a constant stream of new air into the soffit vents, along the entire surface of the attic roof boards, and is then expelled out through the ridge vents. The outcome is substantial. With fresh air constantly being pumped throughout your roof's attic spaces, any trapped heat is removed. When this heat is removed, the temperature of your attic becomes close or equal to the outside temperature. The result is no melting snow that will dribble down and re-freeze at the eaves of your roof. As a final word of advice, be sure that the ridge vent is baffled. A baffle is simply a small curve on the ridge vent itself that creates the negative pressure that sucks the trapped heat out of your attic much more efficiently than ridge ventilation without baffles. Without this baffle, the effect will be minimal. Lastly, the ratio of soffit and ridge ventilation should be 50/50 for optimal results, meaning 50% soffit intake, and 50% ridge exhaust.

How to Start a Successful Handyman Business

If you enjoy fixing and repairing things around the house, consider starting a handyman business. Each time something in the household breaks, a homeowner is forced to call in a professional plumber, electrician or carpenter. The fees these professionals charge for something as inconsequential as replacing a bulb or fixing a switch may cause your eyeballs to pop. If you start a home handyman business you can carry out all these little repairs for people at a much more reasonable rate.

These days there is a lot of scope for a home handyman business. Some of the simpler things you can do include replacing light fixtures, installing windows, fixing leaking faucets, painting, replacing doors, doing bathroom repairs, constructing fences, installing mailboxes, and even doing a run to the dump. If you're good with your hands, the sky is the limit. As you gain experience and confidence you can take on more advanced tasks.

Planning

The key to a good business strategy is proper planning. Start with a good business plan. List the things you know you can do. Once this is done, decide how much you'll charge. Handymen charge either per job or per hour. Unless you've done a job before and are confident you can get it finished fast, always try to get paid by the hour.

Your fee should recover your material costs, gas and labor charges. Inflate it a bit to include a margin for profit, and be sure to leave enough profit to pay your own self-employment taxes. Don't price your services too low. This will make it difficult to increase them later as customers will get accustomed to your rates. Your business plan should also include your initial finance requirements, expenses and expected earnings.

Investment

For a handyman business startup you'll have to invest in some tools. At the onset, only get those which are absolutely necessary and then add on as your business expands. Some essential tools all handymen must have include a hammer, a level, gloves, goggles, screwdrivers, wrenches, adhesive tape, a measuring tape, a ladder, drills, a flashlight, and a breathing mask. You will probably want to get a few power tools as well. Start with a drill and a sander.

Know Your Market

Generally the elderly and single working people are more in need of handymen than others. The elderly cannot go about fixing stuff on account of their deteriorating health. Working men and women just don't have the time. So figure out where these people are located and advertise extensively. Take every opportunity to distribute your business card. You can also advertise through bulk mailers, newspapers and brochures. Another viable market is rental agents. They require handymen when things need fixing in their leased homes. More often than not they send the wrong person for the wrong job. A plumber may be sent to fix a light bulb and so on and so forth. So visit a few rental agents and tell them about your services.

Seek Guidance

If you don't know how to perform a particular task, don't be afraid to admit it. Refer to instruction guides and manuals. These should give you a fair idea. If you're still in doubt about your abilities, just refer your client to someone who can be of help.

Licenses and Hiring

Make arrangements to get a handyman business license before you open for business. Along with this, find out whether you're subject to sales tax and other tax laws of the state you live in. Maintain good records. You may need to invest in a van or some other form of transport. Include this in your investment analysis. If you need extra helpers, it's better to hire someone and pay him per project instead of paying a fixed wage per week/month.

It doesn't take much to begin a handyman business. All it requires is a bit of skill with tools and the right attitude. Always keep your word when it comes to customers. Don't promise what you can't deliver. Return phone calls and show up when you say you will and your business will grow faster than you think.

The Art and Science of Painting Your Home Interiors

So you want to have your home painted right? But you're not sure who to contact and how much you should pay, as well as what services to expect from the painting contractor you hired? In that case, you should do your homework first about what to expect when you undertake painting your home as a home makeover project.

First of all, you have to understand that painting your home is not one all-in-one job done by a one-size-fits-all contractor. Painting your home can be subdivided into the areas of interior and exterior painting, which are two very different fields altogether. As their names suggest, an interior painting job will involve painting the internal parts of your house while an exterior painting project encompasses all the external parts of your home.

For this article, we will focus on interior painting, which is more complicated than exterior painting.

First, in interior painting, your contractor and his team will remove all the furniture from the room they will be working on so that no paint splatters on them. Then, your contractor will tell you what paint brands he plans to use for your room, and present certain color schemes that he hopes you will like as the color schemes for your room. Some clients like to use different color schemes for every room, while others like to have a common theme throughout the interiors and exterior part of the house.

It would be great if the painting contractor is skilled in using paint software to visualize the house before choosing paint color, under your watchful eye of course. This then leads you to the problem of what kind of finish to choose for your interiors you can choose between the gloss, semi gloss, eggshell, flat paint types, among others. The rule of thumb to follow is that the better the sheen of the finished product, the more durable it actually is under regular wear and tear.

A gloss paint finish may also refer to the satin paint finish, which is a good type of paint to use if your contractor is not that experienced, or if you are painting children's rooms or trim which may require a degree of washing to clean them from crayon or pencil scribbles. Gloss paint is also used for furniture painting as well, due to the durability and modern appearance it gives to chairs and tables. Semi gloss and high gloss paint finish reflect more light than a gloss paint finish. Semi gloss alone is advisable for use on kitchen and bathroom walls which require a lot of exposure to water during periodic house cleaning blitzes.

Eggshell does not have much of a sheen to it since it absorbs much light, kind of like a matte finish. You can use eggshell paint finish on interior walls that may need it rather than flat paint which does not allow surface dirt and substances to be washed off as well. Flat paint, on the other hand, is generally used to cover up surface defects or application imperfections (like when the painter uses the brush in the wrong direction from his previous applications.)

Remember that the function or purpose of the room you will be painting should dictate what finish you finally use it for. When the interiors are done, you can then move on to exterior painting of your home.

Build Your New Home With Natural Wood Cedar Garage Doors

Natural wood garage doors are aesthetically very pleasing and add value to any home. Redwood, oak and cedar garage doors are very popular with many new home builders. Natural wood is really great at accenting your home. In terms of garage doors pricing wood doors are relatively cheap to build and install however they are obviously not as durable as conventional metal or composite garage doors.

Wood garage doors will weather quickly and expand and contract with temperature and humidity changes. As such frequent up keep will be required to keep them in good condition. Many of the new wood care products do a very good job of protecting wood products including wood garage doors. If you live in area with long winters and deep snows where the snow will lay against the doors for an extended period then you will need to conduct maintenance more often. Also if you live in an area with long periods of heat and humidity such as the Southeast US you will also have to do a good job of regular maintenance to protect your investment.

The lowest priced wood garage doors are constructed of redwood while oak and cedar garage doors are normally about twice as expensive. A 16 x 7 redwood garage door will average about $600 to $800 depending on the type of door construction. Tilt-up garage doors are especially adaptable to using wood for construction. Cedar garage doors have an additional advantage of being lightweight and very rot resistant. In addition white cedar garage doors do a fairly good job of insulating as well.

If you decide to use a flush fit roll up garage door construction you should make sure the panels are constructed of one solid piece of wood. Failure to do so will mean that there is a good chance that glued and stapled seams will begin to show after weathering. Finding redwood and cedar material that is straight and clean can be expensive. Thin wood panels will have a higher risk of warping than larger dimensions. However it you are installing an oak door with long solid panels then door weight may become a concern.

For obvious reason you would not want to install cedar garage doors or any wood door in areas of high wind risk. However you can apply a wood door covering to a high wind rated door that will protect your home from hurricanes and meet local high wind building codes. In some case local building codes will not permit the modification. It probably be best find a conventional high wind garage door manufacture that has a very good artificial wood finish embossed on it if you live along the Southeast Coastal areas.

When building your home there is no doubt that natural wood garage doors do look very nice. The look of an oak, redwood or white cedar garage doors that are well maintained will certainly enhance the value of your home. It really is hard to beat the natural look of real wood.

What Is A Mortgage Contingency Clause In A Real Estate Contract

A mortgage contingency clause is a provision in the home purchase contract that stipulated that if the prospective buyer can not get a mortgage within a fixed period of time, this prospective buyer will be able call the whole deal off. In other words, the agreement is conditional on the buyer being able to obtain a mortgage on the property.

Be careful when dealing with contingency clause. Any real estate officer or loan officer will tell you that there is no universal "standard" mortgage contingency clause. The seller would prefer that the sale close no matter how high the interest rate and how awful the terms the mortgage carries for the buyer. But the buyer wants to be sure that if he cannot get the mortgage he is counting on, such as one with 90% financing on a 30-year loan, the mortgage at no more than a specific rate, he can stop the transaction and recover the down payment. Both the buyer and the seller need to get some security about the deal to happen. The seller may be too concerned that the buyer is leaving the transaction too uncertain. Therefore these provisions are often negotiated.

General contingency clauses are very often to a contract. You can find appraisal clause stipulating that the sale is conditional to a certain amount of the value of the house. House inspection clause stating contingencies that deal with the presence of insect and other toxic substances or with the tests to verify that a septic system or well is functioning properly. You will find thousands of contingencies clause. Everything comes down to your ability to bargain and deal with the seller. But the hardest to bargain is the mortgage contingency clause on the ground that it affects directly your financial commitment.

Six Steps to a Dry Basement

A dry basement might be its own reward. If your basement is free of leaks, condensation and cracks, it'll be more amenable to a major basement remodeling effort (and you know you've always wanted a foosball table down there). It's a safer place to store old records and clothes (your kids need something to make fun of during your old age, right?). And a dry basement is inhospitable to toxic black mold, which can eat away at porous surfaces like wood and concrete, and cause serious health problems for you and your family.

While most of us might think of the underground sections of our homes as dark, dank places suitable for the third-act climax of a bad horror movie, avoiding a wet basement is probably easier than you think. Here are a few relatively simple steps to keeping your basement dry.

Make sure your rain gutters are completely free of debris. Rain gutters that can't carry rain away from the house tend to spill rain right out near the foundation, creating puddles that can eat away at the porous concrete over time. And if gutters empty themselves from a great distance in one spot, the falling water can create a depression in the ground that speeds wear and tear on the foundation. A good basement waterproofing contractor can install a French drain - a type of drainage system that draws water away from the house. A good French drain can't guarantee a dry basement, but it'll help eliminate one of the primary causes of leaks.

Keep the ground around your foundation sloped away from it. Obviously, this isn't the simplest thing to do; if you live on a hill, you're going to have to deal with water rolling downhill toward your home. But it's easy to find depressions near the foundation and fill them, so they don't fill with water when it rains.

Keep an eye on window and door seals. If these are caulked, go around at least once every six months with a caulk gun to reinforce them. Ideally, however, they should have a more secure sealant.

Keep a dehumidifier handy. If you hang clothes to dry in the basement, humidity might be a problem - and humidity in such an enclosed space can cause condensation. Keeping a dehumidifier isn't a magic bullet, but it can help if your basement moisture is coming from condensation and not seepage. But how can you tell the difference? It's fairly easy: If you have wet basement walls, find a spot that's particularly wet. Tape a section of aluminum foil to the wall, with tape around all the edges so it's airtight. Check in on it after a day or two: If the side on the inside is dry, you've got seepage. If the outside is dry, condensation is the more likely culprit.

If your house has an outdoor spigot, make sure it doesn't leak. A dripping spigot can create a concrete-eroding puddle with hardly any effort at all. If necessary, call a plumber to fix the leak - it'll be less expensive than repairing your foundation if the problem goes on too long.

Fix leaks the minute you discover them. You'll never have a dry basement if there's a constant leak. Basement moisture can come from a variety of sources; a leak has the benefit of being relatively easy to spot. A good basement waterproofing company can examine your basement to determine the type of leak you have, and recommend the best way to fix it. Look for a basement waterproofing contractor who gives a free estimate, and don't fall for any hard-sell tactics; a quality contractor will be completely honest, and give you time to make the best decision.

Moisture Against Gravity - Destroying Walls

Well I'm going to start this article with a little information on a job I did once.

I had been repairing a rental house for one particular homeowner for about three years when all of a sudden I got a phone call from him telling me the rental house was destroyed and he had never seen nothing like this. He sounded so upset over the phone I told him I would meet with him immediately.

On my way to the house I was trying to get an idea in my head what the house was going to actually look like. Since I have been repairing rental properties for over 20 years at this point of my career, nothing really shocked me. I had pretty much seen everything that could possibly be done to rental property by the tenants that lived there. There is a lot to be said about taking care of it as if it were your own.

He was waiting for me at the front door and he looked thoroughly disgusted. As I approached him he was shaking his head and yelling at the same time can you believe these people, can you believe what they did to my house. I was expecting to see the front door ripped off and all the windows broken out of the house but this wasn't the case.

As he led me through the home and I could see the usual clothing on the floor, broken cabinets, a few holes in the walls and of course that awful smell of mold and mildew. All of this stuff was nothing new to me because I'm the guy they call to fix it when a renter moves out of the property.

As I entered one of the bedrooms I got my first glimpse of something I had never seen before but heard stories about and could not believe my eyes. Looking at the walls in the bedroom about 3 feet from the floor all the way around the room, the plaster was soft. It actually looks like someone shoved popcorn into the wall somehow.

The homeowner wasn't even looking at this because of the rest of the damage in the home. I started to explain to him I'd never seen nothing like this but I could guess it was water damage somehow since the plaster was soft. I could actually stick my finger into the wall, that's how soft the plaster was.

My first thought was to examine the carpeting a little closer to see if it was wet. Well it was damp but it wasn't as wet as I would've expected it to be with the amount of water in the walls. With a little more home inspecting I had found the culprit, it was a broken water bed. The water bed was now in the backyard looking innocent.

I couldn't believe a broken water bed could do this much damage so I looked around for broken or leaking water pipes and could not find any. The other bad news I had to inform the homeowner was that the water had damage the bathroom and closet walls also. These walls of course were on the other side of the bathroom walls that were damaged.

Well the point of this story is that water will actually wick its way up or worked its way up into a wall. I had to remove 4 feet of drywall all the way around the room. The plaster or drywall actually acts like a sponge pulling the water into the walls. Hard to imagine that gravity in this case seems to reverse. I would've never thought that water would've traveled so far up the walls creating that much damage.

To repair the rental property I had to remove the damaged drywall, remove the carpeting, dry the wood framing out and put the whole thing back together.

I'm still amazed and will remember that project for as long as I live.

New Versus Old Lumber - Structural Failure

During my 30 years of remodeling and building new homes. I have ran across quite a bit of structural framing failures. I find myself answering this question a lot when explaining to a homeowner about the structural failure I am repairing on their home, "Why Didn't They Use Better Lumber" or " Why Didn't They Use Larger Lumber." I really have a hard time answering these questions because I honestly don't know the answer.

However I can try to use some logic and reason to give these people an answer that seems to make sense to both of us. Why didn't they use better lumber, quite simply because, with most older homes that were built before the 1970s they actually do have better lumber. Now you're probably thinking how can these homes have better lumber when the lumber is old versus the new lumber used in a brand new house.

Most of the structural repairs I have made over the years has nothing to do with the lumber and whether it was new or old. A large number of these repairs were caused by neglect and poor maintenance.

The lumber in most older houses are from older growth trees. Some of these trees were extremely large and only the premium parts of the trees were used. The premium lumber is cut farthest away from the center of the tree. Now the larger the tree it makes sense that there will be more premium lumber.

A large majority of the newer lumber used in home construction comes from trees about 6 inches in diameter. Now you're probably wondering how can they cut a 2 x 8 piece of lumber out of a 6 inch tree. Of course they cannot, the larger lumber comes from larger trees.

Most 2 x 4's that are less than 8 foot long can be cut from these trees. This scrap or waste that comes from cutting these two by fours will now go into engineered building materials like particleboard, oriented strand board and engineered beams. Another name for an engineered been would be a paralam.

I hope you're starting to get the picture now when it comes to using new or old lumber. There are companies that are going into old logging rivers and retrieving old growth lumber. These were logs that sank to the bottom of the river's and were never retrieved because it was too costly.

The old growth lumber is quite expensive. Who's to say what problems we will happen in the future from the newer products created with modern day technology. When it comes to building houses it is not an exact science and as contractors we have been repairing the damage from poor engineering for years.

When I use the word poor engineering I am not pointing fingers at engineers. We now have more knowledge about home construction then we had years ago.

New versus old lumber, who wins the battle. Only time will tell.

Hiring a Contractor For Bathroom Remodeling - Remodeling Contractors

Well here's the age old question, how do we go about finding a decent bathroom remodeling contractor.

Here's some things you will be looking for in a contractor.

1. Is Your Contractor Fair and Honest?

2. Does Your Contractor Have Experience Remodeling and Designing Bathrooms?

3. Can You Actually Find a Contractor Who Will Complete the Job in a Timely Manner?

4. Do You Think the Workers Will Be Able to Clean the Job up Daily?

5. Will the Contractor Show up on Time?

6. Is the Contractor Going to Work At Least Eight Hours a Day?

7. Does the Contractor's Crew Have Experience?

8. Is Your Contractor and His Crew Courteous?

If you find a contractor for your bathroom remodeling project that has answered yes to all questions above, hire that person immediately. Most contractors can sincerely answer yes to half of the questions above. If you're looking for the ultimate bathroom remodeling contractor, you could be searching for quite a while, you're looking for some one that is competent and you feel comfortable with.

When hiring a contractor, look for someone who has your interest in mind first and not theirs. Find someone who is willing to help with the designed process of your bathroom and the remodeling. If you find a contractor to be arrogant or controlling, there is a good chance, your bathroom might not turn out the way you envision it.

When hiring a contractor for your bathroom remodeling project or any home improvement project, the most important thing to keep in mind is, whether or not you feel comfortable with this person or not. Never hire a contractor you're not comfortable with.

If a contractor is referred to you by someone you trust, this does not guarantee you will be happy with the bathroom remodel. Most referrals that I have gotten over the years are like rolling the dice, I believe I would have done just as good picking a name out of a hat.

Pools Can Add Value To Your Home

If you're looking to enhance the value of your home, either to resell or for your own personal enjoyment, you might be looking for a pool to increase that value and enjoyment. Here is a comparison of ideas that might help you make that decision a little more easily.

An in-ground pool can run you several thousand dollars but since they come with a variety of shapes and sizes they give you the greatest amount of versatility. You can have a slide and a diving board and a deep end, and if you have a square pool it is easy to swim laps. The shallow end is suitable for water games and youngsters who are learning to swim.

An aboveground pool is much cheaper than an in-ground pool but requires additional decking and fencing for privacy and convenience. Also, the deep end is not very deep and since they are usually round they're difficult to swim laps in. These are good, however, for splashing around on a hot summer afternoon.

However, if you're looking at an aboveground pool you may find that a cheaper but equal alternative is to purchase a large inflatable pool that is big enough for several members of your family. These are not those tiny "kiddie pools" that you see in people's yards. These are actually quite large inflatable pools but are also only suitable for splashing around and not for swimming.

An alternative that many people don't think of is a current pool. These might go under a different name depending on where you live and they are perfect for the serious swimmer who likes to swim laps and does not have a lot of room in their backyard. Sometimes measuring about 8 feet wide and 15 feet long these pools may not seem useful for very much but they create a current, like in a river, that pushes against you as you swim. That way you stay in one place swimming against the current, unlike in a current-less pool where you swim from side to side.

Another alternative is to buy a hot tub instead of a swimming pool. For young children, a hot tub full of non-heated water will still be as enjoyable since the children don't swim but just splash around. And the adults can turn up the heat in the evening and relax.

A swimming pool can be an expensive investment, especially if you don't put a lot of consideration into its usage beforehand. Take some time to think about what your swimming pool needs are now and in the future.

Fixing a Speaker Cabinet by Replacing a Home Theater Speaker

When it comes to great audio sound, there is no part of a home theater that is more overlooked that the speaker cabinet. It is the very last link in the sound chain and controls the final way you hear everything. The speaker cabinet reproduces the tone as sound waves in the air which creates the subtle differences in sound. What happens when you have a blown speaker in one of your cabinets? Do you fix it or just buy a new one?

Usually the answer to this question is a wholehearted yes, simply for the reason that those cabinets were built with your speakers in mind. That is what they designed for. Think about the amount of math and engineering that was involved in building the cabinets with a certain amount of air space in mind. These cabinets were tuned specifically for those old speakers. Installing other speakers in there will not sound the same as your old speakers.

Here is a simple step by step process how you can remove the bad speaker from the cabinet and repair it.

  • Take the speaker cabinet you'll be working on and set it on its back to remove the speaker grille. Some grilles are different than others. Some simply pop into place, while others are secured in with screws visible from the side or front of the cabinet.
  • Now that you have the grill removed, you'll next unscrew the first screw from the bad speaker, and then the screw opposite the first one. All of the screws need to be removed in an opposite pairs order.
  • Now, carefully list the speaker out of the cabinet. It will still be connected by wires to the other speakers and the head unit. Some are attached by two wires while others by four. There should never come a time when you remove a speaker and there is only one wire. If this you see this is the case then you may be lucky and the speaker is just disconnected and not blown out.
  • Now take those wires hanging out the back and pull them out of the speaker tabs using the plastic connectors. Never pull on the wire itself. You'll end up damaging it. Those tabs should be color coded to help you distinguish between the positive (red) and the negative (black) wires. If they aren't, then simply label them with a marker before you remove them. Be careful not to let the wires fall back inside the cabinet once they are removed by taping them to the sides.
  • Double check that the removed speaker is in fact blown and dead by determining the resistance between the two positive and negative connection tabs. If you get a read out on the meter of less than an ohm or more than twice the impedance rating, you have yourself a bad speaker. If you get a reading between the two good zones, then there shouldn't be anything wrong with the speaker. One other way is to lightly press on the center of the speaker cone. The speaker is blown if it makes a scratchy sound or does not spring back to its original shape.
  • Now that you have your new speaker ready to go, you'll need to reconnect the wires by pushing the connectors onto the matching tab. Set the speaker into the mounting hole and replace the screws in that same opposing pair fashion as used earlier.
  • Lastly, you are going to tighten all those screws, replace the grille and return the speaker cabinet back to its upright position.

Advantages of Framing With Steel Studs

I have heard all sorts of stories over the years of the advantages in framing with steel versus wood studs. One time I even heard you could build an entire house with the amount of recycled steel from a large automobile such as a Cadillac. I find this hard to believe unless you're building a very small home.

My personal favorite for framing with steel studs is that they are extremely straight. I have built nonbearing partition walls using 12 foot 3 1/2 inch wide steel studs and after the drywall you can lay an 8 foot level to check it for straightness on the wall with amazing results.

If you use 3 1/2 inch wide steel studs with 5/8 of an inch drywall you will get an extremely durable and sturdy wall. Framing was steel studs is common in office renovations or remodeling. Most of the steel stud framing is done via the drywall contractors.

Steel studs and termites do not mix. You'll never have to worry about these little buggers or other uninvited house pests damaging your walls.

Over the years I have heard stories that steel framed buildings are earthquake and fire proof. They might be more resistant to fire than wood but keep in mind when metal is hot enough it will bend and warp making it unusable.

When I hear people talking about a fireproof building built with metal framing components my first thought is all of the other materials used in building the house that are not fire resistant. Don't get a false illusion when buying a house framed with steel studs and think it is 100% fire proof.

As far as steel framed buildings being earthquake proof this is another story. I really can't comment too much on earthquake damage to a steel building. The problem with earthquakes is they seem to create fires. So even if you're building does survive an earthquake it could get damaged by a fire in the area.

I have framed more wood homes than steel homes over the years and my steel stud construction is limited to nonbearing partition walls usually located in office buildings. I love framing with metal because of its light weight and ease of construction.

I still love framing with wood. There is something about what framing that I have always loved and always will.

Choosing Floor And Wall Covering Fabrics For All Your Decorating Needs

The texture of fabrics varies but all of them add warmth and personality to a room.
Many possibilities are available in decorating shops, making the work even easier by
selling fabrics and papers in the same pattern. Traditionally it was used to cover
walls but has since given way to wallpaper, which is more practical and easy to use
while carrying out the same function.

Here are ten household helpful hints for choosing floor and wall covering fabrics to
decorate your home:

1. Use fabrics to provide soundproofing in noisy rooms.

2. Curtains or blinds allow us to play with light.

3. Choose flooring like according to a rooms use.

4. Use tough floorings like marble, stone, or tiles where lots of people move about,
especially if they have hard heels or dirty soles.

5. Use warm flooring like carpets or wood where you will walk barefoot.

6. Before choosing flooring, try and determine how it will look in the lighting of a
room.

7. Take good care of your flooring to ensure it will last a long time.

8. Avoid paint in areas with heavy circulation. Tiles and marble are both washable
and longer lasting.

9. When deciding on the flooring and the wall coverings remember just how much
space they occupy and therefore how important they are.

10. Well-matched wall coverings and floorings can be mutually enhancing so it is
best to select them at the same time.

Planning Your Bathroom Remodel Budget - Home Improvement Ideas

As a bathroom remodeling contractor, I get calls from people, that have no idea what they want or how much anything is going to cost. Here's some simple tips that can be very helpful when planning a bathroom remodel budget.

Bathroom Remodeling Investment

In 2008, the average mid-range bathroom cost around $16,000 and you could recoup around $12,000 of your original investment upon the sale of your home. According to a popular remodeling magazine, larger bathrooms using expensive fixtures, tile, bathtubs, woodworking, toilets and showers had an average of $52,000. Upon the sale of a home, you could recoup around $36,000 of your original investment.

Finding out How Much Things Cost

My first suggestion, would be to visit your local home improvement center, lumber yard or plumbing supply warehouse. Larger stores like Home Depot and Lowe's, seemed to provide you with value pricing but don't have a large selection. While doing some research on the Internet I noticed that some of their pricing is outrageously, outrageous. Some plumbing supply warehouses can provide value but beware others won't.

Create a List of Bathroom Remodeling Parts

You can get a good idea of your bathroom remodel costs for your budget by making a list of bathroom parts with pricing and then adding them up for a grand total. If you're a total bathroom remodel budget is $15,000 and you have a $6,000 bathtub with $4000 worth of tile, you could have a budget problem.

Figuring out the Labor

You will have to contact a contractor to get an actual cost for the labor. Sometimes you can double the cost of your bathroom remodeling parts to get a rough idea. If you have a list or a couple of lists and a few pictures of some sample bathrooms, this will make the contractor's job easier and often they can give you a labor price within a few days.

Give Yourself a Cushion

I would suggest leaving yourself a small financial cushion for any additional remodeling items. For example, you could see a different toilet, or instead of painting the walls, you now choose to wallpaper, you could incur additional expenses that you haven't planned for. If you know exactly what you want and stick to the original bathroom remodeling plan, you shouldn't need the cushion.

Financial problems often transfer into construction problems, so spend some time figuring out, how much money you want to spend on the bathroom remodel and try not to go overboard on the budget. I hate to see homeowners struggling with home improvement loan payments. Try to create a bathroom remodeling budget that is realistic and will not create a financial burden upon you or your family.

How to Get an Extra Room Without Extending

Want an extra bedroom but can't extend? You may already have all the space you need.

Creating a new room from the space you already have can be a low-fuss way to make your home more practical - or more luxurious. Some of the most popular additions include another bedroom, an en suite, utility or dressing room.

You could even increase the value of your house, too!

The projects and permissions

First you need to check if you have enough space. There are no official guidelines to the minimum size of a room, but you need to be practical. For an en suite shower room, you'll need at least 180 cm x 80 cm.

What's involved?

If your original room is big enough, you can divide it into two by putting up a partition wall made up of plasterboard nailed to both sides of a wood frame and skimmed with plaster. Or you can carve out a space from two rooms to create a room in between. Before you knock down any walls, you'll need to call in a structural engineer to check if they are load bearing.

What permission do I need?

Contact your local building control department to ensure that your work meets safety regulations. If you live in a conservation area, a listed building, or need a window fitted to an external wall, you'll probably need planning permission, too. Check with your local council.

Can I do it myself?

A competent DIYer could add a partition wall - check out ultimatehandyman for advice. For most jobs you'll need to call in the professionals.

Time and costs

How long will it take?

If you're just dividing one room by putting up a partition wall it should be complete within a week. This assumes all the trades (builder, electrician, etc.) dovetail with the next. To create an en suite, add three more days to fit and tile.

How much will it cost?

Prices start about 500 to add a partition wall. For a finished en suite excluding sanitary ware expect to pay around 5,000. If you need planning permission or an architect, this will add several hundred pounds of fees

Top rooms to add

Bedroom

Adding a new bedroom will make your house more attractive to buyers but avoid making a double into a single. Also, the new room you create should be able to fit at least a single bed and bedside table.

Utility room

Using part of your kitchen to create a separate utility room is a good idea as long as your kitchen is left with at least a 3m run of cupboards and worktops.

Dressing room

This is a luxury and should only really be considered if you already have an en suite and four bedrooms - buyers would rather have an extra bedroom.

Supplement to Installing the Corner Bead

How do I get Bubbles and Wrinkles out of My Corner Bead?

It seems there are a few concerns from people installing the corner bead on their projects. This is a normal complaint from most anyone who is a first timer at installing corner bead. Don't worry, you can install it like a pro.

First and foremost, NEVER use Screws! Screws cause more bubbles and wrinkles in the corner bead and WILL inevitably leave you unsatisfied with the finished project. The reason for this is that whether you use metal corner bead or plastic, screws can twist in too tight and rip through the corner bead.

If you use a screw gun the screws will almost always go in too tight. If you want your corner bead project to take you weeks to finish, then you can use the old hand and screwdriver method therefore, you can be really careful not to screw the screws in too tight. One of my favorite sayings: save yourself a dime, do it right the first time.

Nails are the best thing when using corner bead. Everyone has their own likes and dislikes. I prefer to use only metal corner bead with nails. The best nails to use are 1 x 1/8 inch sheetrock nails. I have found over the years that metal corner bead with nails is the easiest to use and makes a cleaner finish.

If I am training someone and there is a need to take the corner bead off and do it again, the piece of corner bead that is damaged cannot be reused but, it can be cut away and a good piece put in its place. I have found that metal corner bead is easiest to do this with. There is less damage to the sheetrock than if using glue and, it seems that more of the corner bead is damaged if using plastic corner bead. More oft than not, things do not need to be redone, but I don't like to be put in a position that makes unnecessary work. Who does?

So, after measuring your corner bead apply the corner bead to the corner making sure the edge of the corner bead is flush against the ceiling. Starting in the middle of the corner bead on either side, is where you want to stick your first nail. As it is the middle of your project, you may want to put a nail on the left side and the right side but it is not necessary.

You can either work upward to the ceiling or downward putting in the nails in an alternate fashion staggering the nails from one side of the corner bead to the other until you reach the top. If You get bubbles or wrinkles and cannot smooth them out while nailing, then you can just stick a nail in the stubborn bubble and it should be fine. Always start in the middle of the corner bead and work one way or the other. This allows the bubbles and wrinkles to be pushed outward as you nail.

If you are using a crimper, make sure you are using the right one. If you are using bullnose corner bead then use a bullnose crimper. If you are using regular corner bead then use a regular crimper with mallet.

Also note, that if you use plastic corner bead you cannot use a crimper. This would be apparently obvious to some, but to others it is not. Therefore, without any disrespect; you can only crimp metal. You cannot crimp plastic.

When applying your second piece of corner bead to the same corner, make sure they do not overlap. Make sure they butt up to each other nice and tight. This will cause less work for you in your upcoming steps of taping, mudding and sanding. And, you will much appreciate your diligence in paying attention to the little things that matter big.

Last and most importantly of all, Make sure you have a double meat hoagie, chips and a beer because you will be proud of a job well done.

Preventing Exterior Fires to Your Home

It is important to consider the exterior of your home as a hazard arean and should be a part of your property protection plan. Don't overlook the patio, back yard, roof and garden when making your inspection for fire hazards. These areas are just as important as the interior of your home, especially since there are other factors that can affect a fire's behavior.

Roof Safety

There are many homes lost due to the roof catching fire. If you are building or replacing the roof, ask your contractor about using non-combustible or fire resistant roofing materials, such as Class A shingles, metal, or tiles. If roof of your home is not fire retardant, it can be treated with fire retardant processes to reduce its flammability.

Yard Safety Cleaning

If you have a wood pile in your yard, following some basic fire safety rules can prevent it from catching fire. Always remember that the way you maintain the wood pile can reduce the occurrence, size, and intensity of a fire. Make a safety parimeter around the wood with about 30 feet of clearance. A fresh, green lawn makes a good safety parimeter, as long as it is clear of leaves, twigs, and other fuel for a fire.

When it comes to plants and trees, some are more fire resistant than others. For example, hardwood trees are more fire resistant than pine trees. Remove dry leaves, dead limbs, twigs and debris as they can turn a small fire into a large one. By thinning out your trees to keep a fifteen foot distance between tree crowns you can reduce the chance of fire spreading from tree to tree.

Tree limbs and dead branches should be removed from about 6 to 10 feet off the ground to prevent fires from spreading from the ground to the trees. Trees should be well maintained and pruned near buildings, stovepipes and chimneys.

Outdoor Grill

The best way to keep your outdoor gas grill in good and safe condition is to keep it clean of dirt, grease, and debris. Periodically check the case line for cracks. Propane or natural gas leaking from a cracked hose can be extremely hazardous.

The Pleasure of Fireplaces

Winter is closing in, soon the days will be shorter and the nights cooler and slowly we will spend more time indoors and in the comfort of our houses, this is a perfect time to start and think about having your own fireplace. The fireplace can be used as a major home improvement and upgrade opportunity, it can be used in the summer, but not for heating, as an original spot to hold flowers or plants, and serve as a main point of reference in the house.

Fireplaces can also be used as a main point in the living room, around which the family members can gather and discuss issues or their daily activities, loving couples can spend hours in front of the fire and even fall asleep beside the fireplace.

There are so many different kinds of fireplaces on the market today that it is almost sure that anyone can find a fireplace that suits his or her needs, from the classic stone fireplaces, heavy and majestic who rule the room with their large bricks and fire combination to the more modern iron fireplaces that have many other features added to them and can be used for many different tasks, there is a fireplace out there for anyone who considers having one in their house.

Looking for a fireplace is always nice, you can start the search on the internet since today a lot of manufacturers add a lot of information about the fireplace, its design and build, what is needed to maintain it and how it works as well as many other specifics you will be interested in, this should give you a nice overall look at the market, its products and prices, the next thing you do should be to head out to some shops and look at different fireplaces, talk to some people and see what is the kind of material and design you like.

Adding a fireplace to a living room can make a real significant difference in the way the room will look, and you should think about that when looking for a fireplace, the first thing you should remember is that the fireplace should not stand out from the other things in the room, it should fit in with the rest of the things you currently have, the colors and the materials in the space in which you are going to place it in.

Once you get the fireplace you were dreaming about, you should start understanding what are the maintenance steps that you need to take to make sure that the fireplace is secure and safe, and that it will also work well for a long time, maintenance is key in all house appliances and in this case the fireplace is no exception. Enjoy the winter and enjoy your fireplace, may it keep you warm and happy during the cold winter nights.

Small Basement Remodeling Ideas and Tips

Space is a common housing issue especially in big city living. As the song popularized by Frank Sinatra goes, I want to be a part of it... New York, New York. Most everybody still wants to experience and live through the action of the never-sleeping city. So if you do live in New York, there is still another option to consider other than just learning to live with how things are. The answer to your space crunch lies through looking into the possibilities unused areas has to offer. This makes small basement remodeling one of the best home improvement projects to undertake.

Why small basement remodeling?

- When thinking of adding square footage to your home's living area, this is a more cost-effective alternative than having a home addition where you would need to extend. This would cost you only a fraction of what you will be spending on the later with most or all of the same features. One of the reasons for the great savings is that the structural necessities are already there like the ceiling, flooring, and walls.

- Another benefit for undertaking a small basement remodeling is the ideal location of the area that promotes fewer hassles posed by home improvement works to the family's daily living.

- Since the nature of the space is underground; it is typically warm during colder months and cooler on summer. This factor helps you enjoy the small basement remodeling project results with less energy costs.

There are many ways that you could come up with a finish your small basement remodeling and this depends on your personal needs and preferences. The isolation and originally compact masonry of the place makes it ideal to be turned into a home office, playroom for the younger children, game or recreational room, home theatre or an exercise area. Because plumbing is readily available and easily accessible, the area can also excellently make up for a sauna, additional bathroom, or large custom shower. Other popular small basement remodeling ideas include: a wet bar, kitchenette, and additional room for guests.

When we think about our small basements, the most natural thing to come into out minds is their dungeon-like features. To bring out the most in our remodeling project, you can play with certain elements to make the space as inviting, comfortable and more spacious to look at.

- This area would naturally require heavy lighting compared to most areas in the house. You can provide fixtures promoting intense light as well as maximize the use of windows to let in more natural light.

- Carpets have been a popular choice but are you aware that tiles could do better as flooring? Aside from the durability that it offers, it is also low maintenance. As your small basement is prone to moisture and water problems, this would serve as the better alternative. To make up for the hardness and help with the over-all room design, you can also put beautiful area rugs.

- Light paint colors, horizontal designs and diagonal patterns are great in making the small basement remodeling finish seem much wider.

Budget Remodeling - It Can Be Done!

Even without hiring an actual home remodeling contractor to do remodeling, there are literally millions of ways that homeowners can successfully remodel their homes. There are hundreds of thousands of other homeowners like to do several home renovation projects on their own and if you like them, then it may be completely possible to accomplish. When it comes right down to it home remodeling does not have to be that costly at all, except for the materials that are used to actually make it happen.

On the contrary, though, if you or your spouse is interested in all with home projects and do-it-yourself projects then there are thousands of ways budget remodeling can be achieved: it just takes a little bit of creativity!

We all recognize that home remodeling contractors can be some of the most expensive people to deal with. If you are looking for interesting projects to do at home and don't care about the amount of time it takes to accomplish them then here are some suggestions that will not only make your home look beautiful, but will also add value to your home:

Expanding the Bathroom or Bedroom

One home remodeling project that many people carry out each year is the expansion of specific rooms in their homes. For example, you may want to make your Master Bedroom or Master Bathroom a bit bigger, and there are certainly cost-effective ways to get the job done. Even though a contractor may charge thousands of dollars just to expand one room, there are solutions to every problem and expanding a room does not have to be that hard.

A couple of the things that you want to know, though, are the basics of expanding rooms. For example, will you need fiberglass insulation after you knock down a wall? Will you need extra electrical wiring? These are a couple of the questions that can easily be researched if you know enough and are confident to do the job yourself.

Adding Pizzazz to the Bathroom

The bathroom is another place that people frequently find themselves wanting to remodel. For example, there may not be sufficient space in the bathroom for everything currently there. However, is it actually necessary to expand the whole room?

You may be able to get away with building a series of corner cabinets for the bathroom in order to have extra storage space. This is definitely a remodeling project that doesn't need to be left to home remodeling companies, and is certainly something that homeowners can accomplish themselves.

Re-doing Floors and Carpets

Another area that is normally remodeled is flooring and carpets. The flooring in the kitchen is some of the most general projects that are carried out during remodeling of houses. If you want to remodel the kitchen floor or any other floor in the house then this also can be done without a contractor. While contractors may charge a few thousand dollars to replace floors, how hard would it be to lay tile yourself or replace the carpet yourself?

All of these things mentioned are budget remodeling suggestions if you are still thinking of ways that you can remodel your house by yourself. Home contractors don't always need to be called and there is certainly a lot of money to be saved if they are not called.

Home Insurance Quotes - Important Coverage Resource

Home insurance quotes help home owners compare the benefits of a coverage protection product with the costs. Quotes lay out the various features of the insurance, including the various coverage components, the amount of protection for each, and the premium costs associated with each element of the coverage.

Quotes are usually sought by new home owners, customers looking to remortgage, or those simply not satisfied with existing coverage. With new home purchases, lenders generally require a certain amount of insurance protection to be in place prior to funding to the loan. This helps alleviate some of the lender's risk to know if the property is damaged, they have a better change to regain some or all of their investment.

A home insurance quote is one of the best resources a customer has when looking for a new home insurance plan. Along with a service provider's reputation and promise of service, a quote is the communication with a prospect that helps sell a protection plan. It lets the customer know what the benefits are of the protection, as well as the costs and monthly premiums.

A current or experienced home owner looking for a new home insurance plan has a little bit better ability to evaluate house insurance quotes. Often, new home owners are overwhelmed with the work and energy required with the purchase and moving processes. They simply look at a quote, try meet basic coverage requirements at minimal costs.

Unfortunately, some home insurers are happy to work with customers to help keep costs of coverage down, sometimes at the expense of having full or adequate coverage. There is more to finding quality insurance than a low cost premium. A specialist home insurer understand the insurance needs to be detailed enough to cover the replacement cost of main home buildings as well as external buildings and other pieces of property tied to the home. Additionally, home insurance should provide coverage for personal items that might be lost in a fire, flood, or home tragedy.

It is likely worth a few extra pounds in premiums each month for the peace of mind to know that one is protected from thousands in losses from home damage. A good insurer does not cut corners on protection to provide quotes with the cheapest cost possible. They work with customers to explain all aspects of the quote including the features and benefits of coverage, while still working to maintain a reasonable premium cost.

When obtaining home insurance quotes customers need to be aware of their requirements for both building and contents protection. Some customers are more concerned with strong buildings protection when the value of their property is higher and when there are out building or other property pieces that need protection. Other customers that have significant personal items may require thorough contents coverage. Most customers need to consider a solid combination of both types of coverage when working with an insurance specialist.

Build a Log Home From Northern White Cedar

Are you thinking about building a new home? When you are building a home, there are hundreds of significant and insignificant decisions to be made. The color paint you choose for your kitchen is one of the last decisions you make. Before that, you must decide out of what material you want to make your house. Wood? Brick? If you are still in the process of choosing from these foundational materials, have you considered building a log home? Log homes are still being built today, even though some people still only associate them with Abraham Lincoln; many beautiful log cabins are built in the mountains of Pennsylvania. So, why is building a log home appealing? There are numerous benefits to building your home into a log cabin and they stem from the qualities of exceptional of the wood you can use, especially when your home is made from northern white cedar. Here are just a few things to help you make your decision.

Low in Moisture

No one wants to see a damp spot in the ceiling. When you do, you know there has been a leak in your walls or roof and moisture produced mold that is growing within your walls. To avoid this problem, you need to build your home from a type of wood that will resist moisture. Does it sound possible for wood to be water resistant? Northern white cedar inherently has very low moisture content, so once it is air dried; it becomes even more solid and sturdy, creating for you a stable and strong home. Northern white cedar will also resist the common problems associated with moisture accumulation in weaker types of wood, problems such as splitting and cracking.

Many other types of wood must undergo additional kiln drying because of their high levels of natural moisture. Because northern white cedar is not prone to absorbing moisture, it does not have to be specially treated.

Resists Insects

Like the natural oil on your fingertips, northern white cedar has a natural oil emitted from it. These oils (called thujaplicins) are natural insect repellants. Pesky bugs such as beetles, ants, and carpenter bees go out of their way to avoid northern white cedar. Forget keeping your own store of harsh and dangerous chemicals for killing insects. They simply will not be interested in damaging your home.

Other woods undergo kiln drying also to kill the insects that infest them. Because of the natural insect repellant within it, northern wood cedar does not need kiln drying for this reason either. So you won't have to worry in the future of these bugs being tempted by the wood from which your home is constructed.

Resists Decay

Remember those oils that resist bugs? The same oils resist the detrimental effects of rot and decay. Don't you wish our own bodies had a natural preservative like that? Because those oils help the wood to resist moisture so well, they are less likely to decay over time. If you want a log home that is durable, northern white cedar is the way to go. The logs can be maintained for around 100 years before they need replaced.

Promotes Insulation

Northern white cedar is recommended for protecting the interior of a home, according to the Wood Handbook issued by the US Department of Agriculture. Because of its ability to resist insect penetration and decay, it's like getting an extra layer of insulation without paying for it. Not only will this protect your home, but it also helps retain the heat in the cold winter months in the northern states. However, its ability to fight moisture also makes it great for building in the southern states as well.

The Rich Color

While we want a safe, well protected home, we also want one that looks enticing to come into. Northern white cedar is as visually appealing as it is durable, stable, and sturdy. Its rich, honey color will enhance the beauty of your home with natural elegance and charm that you often feel in ski lodges. The warm and inviting nature of northern white cedar turns your cabin in a home where you can entertain guests in front of the fire during a snowstorm.

When deciding what materials to build your home from, consider building a log cabin from northern white cedar. Its ability to resist moisture, insects, and decay makes it the best type of wood from which to build your home. With benefits like these, you would be remiss to choose any other type of wood.

Mountain Creations Log Homes, located just north of Pittsburgh, PA, can guide you through the process of building your dream home. They use proven materials such as northern white cedar to produce the best quality homes with extensive concern for the environment, utilizing green technologies to complete their projects.

Useful Tips to Remember When Remodeling Your Home

Once in a while you need to indulge in a remodeling or redecorating project in your room to give a whole new look for your house. If you plan this, you need to have enough money on hand because remodeling projects can typically costs more than tens of thousands of dollars especially if you would want to include areas such as the flooring, cabinets and new appliances. If finances are not a problem, then feel free to go out and buy the furnishings such as Tiffany table lamps and materials you have been saving for in years.

Although money may be no object for you, you still have to take your time when purchasing for the right supplies, furniture and selecting contractors. Determine your budget beforehand for each piece furniture or service and stick with it. At this rate, you will not find yourself going over the intended financial arrangements. The secret lies in spending only about 70-80% of your budget to buy everything you desire for your house. In this fashion, you will still have money to spare when unexpected surprises happen. This will prevent delays that often happen when a contractor unknowingly discovers a termite colony in the process of renovating.

Naturally, people will most often spend their budget on windows, flooring and fireplaces. The expenses in these areas will usually exceed the budget and tends to leave limited choices for other important home accessories such as furniture and lighting. This is not a good idea. You should always put into consideration and include in the budget these important aspects.

For the furniture, always begin with large items such as sofa, chairs, coffee tables and matching accent tables. It is entirely possible that you will over budget in buying these key pieces but it is better to invest in high quality furniture than risking it on poorly made ones that you will surely regret later on. In the long run, you will end up saving money and will wind up with a more complete and durable furniture pieces.

On the other hand, you should also consider the three types of lighting to provide your home with a more comfortable and appealing look. The three types will include the ambient, task and accent light. In the ambient lighting, there is an overall illumination of an area. In contrast, the task lighting is intended for specific tasks and is more concentrated. It has less ambient lighting that is often used for reading and other related tasks. The third type is accent lighting which is light often left in the middle of the night to prevent us from bumping into things. Whenever possible, it is advised to use these types of lighting fixtures to provide a more balanced lighting effect. A living room can therefore be designed to have flush mounted ceiling fixture for ambient lighting, a couple of tiffany table lamps atop accent tables for task lighting and maybe some wall lamps for the accent lighting.

Remodeling and renovating your home will take a lot of effort and patience. As this is an immense project and will most likely be expensive, you should never purchase items such as furniture on impulse. Plan everything ahead of time to harmonize everything and stick with your budget. Surely in the end, you will appreciate the overall look of your new home because of your persistence and hard work.

Increasing the Appeal of Your House by Means of Home Renovation

They say a man's home is his castle and since it's where we spend most of our hours away from work, it should be one that we're always looking forward to come home to. Whether it is a two-story Victorian, a hillside hideaway or a cozy beachfront bungalow, our homes should be a reflection of ourselves and our character. Also, it should be an embodiment of what we perceive to be the ideal hideout from the pressures and chaos of the outside world.

A person's home should be a place of relaxation and bliss, relatively free of the stresses of day to day living. It is where we spend our time unwinding and meditating and it is where we wake-up to the light of a new day- gathering energy for the activities that await us.

There comes a time when people get bored with the appearance of their homes. Maybe the paint starts to peel, or the plumbing starts to drip. In any case, when our haven from the pressures of the outside world ceases to be a place of Zen and becomes a source of angst in itself, it might be time to consider a few changes and doing a home renovation.

Renovation is the most practical thing to do for homeowners who've had their dwellings for quite a few years. Times are harder nowadays and unless you're one of the lucky few who have extra dough, it doesn't really make sense to sell the home you've become attached to and purchase a new one.

If what's bugging you is just a drippy faucet or a few stains on a wall, you can certainly grab a monkey-wrench or a paintbrush and save yourself some money. If it's something bigger like a new all-around color scheme, an overhaul on the plumbing or actual remodeling, you might still be able to do it considering you've had experience in those things. Otherwise, it's wiser to hire the services of a contractor to avoid making costly mistakes and irreversible damage to your castle.

Contractors have years of experience and expertise on anything you might want to have done. There are general contractors and there are those that do specific tasks: roofing contractors, plumbing contractors, painting, etc. All that you need to do is sit down with one recommended by someone you trust and tell them what you have in mind and how much you're willing to spend.

There are several things folks should look into when having major home renovation done. The first thing obviously, is your budget. It wouldn't make sense to start a major remodeling project only to stop halfway because you've run out of funds. Have a realistic figure on how much you can spend and how much you want done.

When it comes to remodeling and renovation, it's also important to know exactly what you want from the beginning. It's ultimately better to have a clear picture of what your goals are and do your planning from there rather than decide on what you want along the way.

Having a timeframe on how much the project is going to take will also help you manage the adjustments your family has to make. Timing is a big issue when it comes to construction and it's best to plan around holidays, celebrations and family gatherings to avoid unnecessary headaches.

During these tough financial times, home renovation is the better way to go if you want to address problems of wear and tear, increase the value of your home, or just change the appearance of your dwelling and make it more pleasurable to live in.

Sheer Curtains

To highlight big windows and soften the sun's rays, a sheer curtain is your best option. Sheers have been used for many years. Besides their practical use, sheers will also add character to your room.

This lightweight curtain can be used alone or with another heavier fabric. The usage depends on the amount of sunlight you want to let into the room, for instance, if you want a warm room with lots of sunlight flooding in, you would use only the sheer curtain. If you decided to go only with sheer, you could make them three times the width of your window. The gathers will give you your privacy.

You could also get a little creative and leave the top part of your window open. You will still have your privacy but at the same time, the sunlight entering from the top of the window will brighten up your room dramatically.

Sheer curtains are the perfect choice if you have indoor plants, especially orchids. This curtain will protect your plants from the sun's rays yet give them enough sunlight to keep them alive.

Sheers are cheap to buy and relatively easy to maintain. Most of them are made of synthetic materials and unless otherwise stated, you can wash them just as you would wash lace curtains.

If your sheers are dirty, soak them overnight (not more than 12 hours) in warm soap water with a couple of spoonfuls of borax or ammonia. After this, rinse them thoroughly to get rid of the soap and hang them out to dry. If you have organdy sheers don not wash them at home. They are very delicate and detergents will harm them. You will have to dry-clean them.

Tips on How to Finish a Basement Wall

The walls are something you should take account of when you finish a basement. Finishing a basement is very important if you want your basement not only to look good. The walls in the basement are very important because they provide the structure for your basement and carry the weight of your home above it.

Tip 1: Make sure your walls are dry enough to work with.

Check how much moisture content your wall has. If it has too much moisture, there are probably leaks either on the walls itself or on the floor.

Tip 2: Install drywall.

Installing drywall to your concrete walls does not take a genius. It is also more time efficient as compared to applying plaster instead. Drywall is also made out of gypsum that helps prevent the spread of fire. When attaching your drywall, make sure that nothing is protruding on its surface (ex. nails).

Tip 3: Add furring strips

Furring strips will prevent water from leaking in your basement and will provide a more leveled wall to work with. A leveled working surface is very important when you finish a basement.

Tip 4: Insulation and Vapor Barriers

Attaching both of them, will aid in possible heat-related problems in your basement .Insulation is important or less heat loss. It is needed to help maintain a suitable room temperature especially during the cold months.

Tip 5: Design your walls.

The design of your walls is really up to you. You can paint over the surface of the drywall or create a textured finish with the use of wooden boards and other similar materials.
To finish a basement wall is one of the few things you should remember if you want to be able to enjoy your basement longer.

If it Doesn't Make Sense to Sell it Might Be a Good Idea to Remodel

Money. It is becoming the most commonly used word in today's economy. How much? Can I afford it? What is the wisest use of the dollars I have? All words being used around the kitchen table as American citizens are struggling to cope with the failures of every facet of the finances that control our economy. As we see our tax dollars being gobbled up for bailing out those who did not use financial prudence or responsibility as CEO's on Wall Street, the banking industry, and the automobile companies, protecting what little money or investments we have is the average citizen's main concern.

Homeowner's are in a special quandary. Their homes are usually the largest investment that they own. The uncertainty of the housing market combined with the banking industry's lack of moving forward to use their bail out money to make loans available leaves homeowners with precious few choices. Many are opting for renovating their existing homes rather than trying to sell; thereby accomplishing two things: living in a home better suited for their needs while waiting for the housing market to stabilize and/or once again becoming a seller's market. Others are left with the option of either renovating in order to compete with the millions of homes for sale or lose most or all of their equity and simply selling for the best price they can get.

A quick look at several of HGTV's most popular renovation gives us the right answer. It is always worthwhile to upgrade your largest investment: your home. These shows also give a proper perspective on how much to spend where in order to get your money back when you do decide to sell. Any renovation, large or small, that adds value to your selling price can be accomplished with the right guidance from a reputable builder who will keep you on track of doing what must be done at a cost that will give you a profit, sometimes even double the amount you spent, when you sell.

To get the biggest bang for your buck, upgraded kitchens and bathrooms are first on the list. Functional and luxurious kitchens and bathrooms steal the show and, just like first impressions coloring what follows behind, the homeowner who wisely spends his money in these areas is certain to get a huge return on every dollar spent. Flooring and curb appeal are number two and three to grab the buyer's attention. Cosmetic changes, like paint and wallpaper; even knocking out a wall to make a room larger also add to the first impression eye appeal so necessary to entice a buyer to purchase your particular home.

However, first things first. Decide what you need to renovate and the budget you can afford. Then do your research and find a reputable builder in your area. The Internet can help you search and narrow down your choices. Your most important key to look for is to make certain the builder is insured and certified. Second, look for a builder with longevity. Any builder who has been in business for 10, 20 even 30 years tells you that they intend to stay in business; and, had happy clients along the way. Another key sign of a quality builder is the fact that they have a website that you can peruse as long and as often as you choose before you ever make contact. This allows you to compare other contractors and make a judgment of whom you want to call. A quality home builder will have a website easy for you to navigate while giving you the information you need to make your decision.

In northern Florida, Davis & Associates Builders Inc owned and operated by Fred Davis, offers quality built homes and renovations at either a guaranteed price or a cost plus basis. Free Estimates available for Contracting needs, please feel free to contact us 24/7 JaxBuild.com

A Conservatory and How to Enhance Your Home's Value

A conservatory can be an extended living space for the home, but it can also be an often used area in the summer. The real problem is that when you install a conservatory, the space for your lawns or garden becomes constricted. This may be a case of compromise much like living in a glass room to enjoy beauty of nature in summer.

Some important factors, which are to be kept in mind while setting up conservatories, are direction in which it faces sunlight. For example, conservatories that face north fall short of getting ample sunlight. The extra heat accumulated also effects household items present in rooms like furniture and may lead to extra cost replacing them. Some of the mechanisms to get cooling effect in conservatories are tapestries and Conservatory blinds.

Nowadays, there are many offline dealers and online websites, which can supply or can even install conservatories. They make the supplied conservatory a perfect extension of your home. However, you can opt to make your conservatory in your own unique way. These are popularly known as DIY projects that you can enjoy in your spare time. This will give you an opportunity to experience the thrill of constructing your own conservatories and can help you save some money in these tight economic times.

Conservatories are also available in ready to use format where you just need small alignment adjustments to get it done. If you are thinking to assemble your own conservatory then keep the following, things in mind so avoid any further issues:-

1) If there are manholes in path of your proposed conservatory fill it up completely with a cover that is sealed tight

2) To amass rainwater by the wall, some conservatories like Edwardian or Victorian come with a roof that is boxed in

3) Height restriction should be assessed carefully, through hipped-back or low-pitched modulations

A conservatory provides you with extra yards of covered spaces where you can relax and spend some time. You can entertain your guests or visitors and it acts as great place to relax during summer days. Take care to include right furniture, right blinds and right utility objects to enjoy these to maximum.

On a monetary aspect, a conservatory can add a great value to a house. On average, this can give up to 11000 pounds for owners in UK. Another good aspect is that a conservatory seldom changes a home's structure. This is something aside but an integral part of a home.

Vince Samios writes about Conservatory Furniture, including Cane Conservatory Furniture, Wicker Conservatory Furniture, and Rattan Conservatory Furniture.
