Dual Pane Window Glass Repair

For the past few weeks, I have been explaining how to repair a broken window pane in your home. But, what if you have dual pane windows? Is the process the same? Well, pretty much, except for a couple of variations. So, let's review the single pane repair process, and I will point out the differences regarding dual pane windows.

When we start talking about dual pane windows, one of the first things that comes to mind is vinyl window frames instead of aluminum. When dealing with dual pane windows, you can have either aluminum or vinyl frames, depending on the year the house was built. Dual pane glass got popular in the 1980's, but vinyl frames didn't really catch on until the 1990's. So, if your house is less than 10 years old, chances are you have vinyl framed windows. In either case, I will discuss the differences. Let's say you have a sliding aluminum frame window with dual pane glass. The procedure for removing the frame from the opening and the glass from the sash is the same as with the single pane windows.

The differences are, first, the glass goes into the frame about twice as far as the single pane window. The single pane window glass went 1/4" into the surrounding rubber. The dual pane usually goes 1/2" into the rubber. So, if both pieces of glass have been broken, you are going to have to order a new IGU (Insulated Glass Unit) from the local glass shop. They are going to want to know the width, height, overall thickness, and possibly the individual glass thickness. The best way to get the dimensions is to measure the width and height from rubber to rubber, write those numbers down. Then, remove the panel from the opening and place it on a table like we did with the single pane window. Remove the screws from opposite corners and pull of the frame. You will be able to see how far the glass goes into the surrounding rubber. If it's 1/2", then you want to add 1" to the width and height that you measured previously (1/2" times two sides= 1"). Then, measure the overall thickness of the unit by removing the rubber from the glass edge.

Typically, this dimension is 1/2", but not always. There is a metal spacer that divides the two panes of glass. Make a note of the color so you can request the same color in the new IGU. It's either going to be silver or bronze. If you want to get the same size spacer you need to give the glass shop the thickness of each piece of glass in the IGU. If the old unit has 1/8" glass on both sides, and the overall thickness of the unit is 1/2", then they will use a 1/4" spacer. If the glass is 3/32" on both sides, they will use a 5/16" spacer. If you don't care about matching the spacer thickness, you can request the thicker 1/8" glass, and they will automatically use a 1/4" spacer.

When you get the new IGU home, the installation is the same as the single pane window. Now, what if only one side of the IGU has been broken? Many times the outer pane will break, but the inside pane is fine. You can order a whole new IGU Like we just did, or, if you're the adventurous type, you can order only the single pane of glass that was broken and replace it. I'm going to explain how to do it, then i'm going to tell you the things that can go wrong. After you have the window pane on the table with the surrounding frame removed, you will see a black rubber type substance around the edge where the spacer is applied. This is a butyl sealant, and you have to separate the broken glass from this butyl. The best way to do it is to take a utility knife with a new blade and break through the butyl where it meets the broken glass. Then, take a new hacksaw blade, and push it into the area where you sparated the butyl from the glass. You don't want the hacksaw blade to be attached to a hacksaw. Using your hand, saw back and forth as you work your way around the edge of the glass. This should allow you to remove the glass.

Once that's done, lay rags on top of the good piece of glass to catch any debris, and scrape the surface of the spacer that will be contacting the new glass. Use a putty knife. Then, remove the rags and debris. When you are ready to put the new glass on, clean the inside of the good piece of glass that you didn't remove. Remember, once you install the new glass, any debris or finger marks on the inside will be permanently sealed. So, clean it real good and check it from all angles. Do the same to the side of the new glass that will be going to the inside of the IGU. Then, run a thin bead of clear silicone around the entire perimeter of the spacer. Set your new glass on the spacer and use finger pressure to adhere the glass to the silicone all the way around.Then, come in from the side, and run silicone around the side where the glass and spacer meet. Cover the window opening with something for 24 hours. You do not want to touch the IGU for 24 hours. The silicone needs to cure. After 24 hours, you can assemble the unit and install it back into the opening.

There are a couple of things that can go wrong. The first one is leaving marks on the inside portion of the glass. Once you seal the glass, you cannot clean what's between the panes. The other thing involves condensation between the panes. If you have even the slightest break in the silicone seal around the glass, chances are you will beging to see moisture form as soon as the nights get cold and the days get warm. You are going to have to decide if you are confident enough in your ability to do the job right, or if it's better to pay the extra money to have it done for you. Just because you pay someone to do it, doesn't mean you still won't encounter the same problems. The difference is, they have to guarantee their IGU for a minimum of 1 year. I have received many units over the years that had marks in between the glass. The beauty of it is the manufacturer can't dispute it, because there's no way anyone else could have done it except them.

OK, what if the window frames are vinyl instead of aluminum? Well, the main difference is the glass in a vinyl window no longer has the rubber gasket around the edge. You dont remove the opposite corner screws and separate the frame from the glass. What they do is put either silicone or a two sided tape on the lip of the frame where the glass rests. That's what holds the glass in the frame, then they apply a snap in stop on all four sides of the glass. So, you have to remove the stops first, then turn over the panel and break the seal holding the glass to the frame using a utility knife. Wear gloves during this procedure. If only one side of the IGU is broken, don't even think about repairing just the one side. You will never get that IGU out of the frame without breaking the other piece of glass in the process. But, on the positive side, you can remove the stops without taking the panel out if it's a slider. You can then measure the dimensions of the glass, and order the new IGU. That way you eliminate any need to temporarily cover up your window. The same is true for the stationary portion of a slider, or a picture window. Before you install the new IGU, be sure and clean the lip that had the tape or silicone, and apply either silicone or tape. Either will work.

You will discover that replacing an IGU in an aluminum frame window is a whole lot easier than a vinyl window. But, in either case, you can do it yourself and save a few bucks.

Shower Pan Framing Tips

Whether you live in a home that has a bathtub or a shower, there is a good chance that structural framing could be damaged if there was any water leaking around the plumbing fixtures. The damage should be repaired before framing your pan.

If you're replacing a bathtub and installing a new shower this is going to require constructing a wood shower pan. Now building a wood pan will require a level floor surface, shower damn and blocking.

Now let's start with building the shower damn. You're probably wondering what is a shower damn and what does it have to do with the wood shower pan. The shower damn is actually the area you climb over when entering into the shower. This part of the shower pan enables the water to flow off a shower curtain or door into the shower pan and down the drain.

The shower damn needs to be at the least 6 inches tall and would be best if it was at least 8 inches. You can use a 4 x 6 or a 4 x 8 for the wood shower damn.

Next we need to block the perimeter of the pan area in the wall framing that we will use for our shower walls also. These blocks should be at least 12 inches high. This would require using 2 x 12 lumber for blocking.

After you block the perimeter of the shower pan and installed the shower damn you are ready to have to shower water proffed with a process known as hot mopping the shower pan or using a vinyl liner.

Well I hope this gives you a better idea of what's involved when framing shower pans during the house framing process.

Shingle Repair - The Early Bird Trick

If you have a shingle repair to make, this little trick will make it a lot easier.

You have probably heard the saying: "the early bird gets the worm". But you may not know that being an "early bird" will make a shingle repair much easier. Let me explain...

Asphalt shingles have a temperature-sensitive tar strip that seals them together. It helps to keep them from blowing off in high winds.

In the afternoon, when they are warm or hot, the tar strip is stuck fast. That makes them nearly impossible to get apart without tearing. But first thing in the morning, when the roof is still cool, the tar strip is somewhat brittle. At that time, you can separate them with a flat pry bar, or paint scraper.

If you ever have to do a shingle repair on a hot afternoon, you can throw a towel soaked with ice water over the area for a few minutes. That usually lowers the temperature of the roofing enough to do the trick.

Once they are popped loose, it's a simple matter of pulling out the roofing nails. Keep in mind that you also need to remove the nails from the course directly above the shingles you want to remove.

When finishing the repair, be aware that the tar strip may not reseal effectively. That's not a big deal though, just spread some flashing cement over the old tar strip. That can be done with either a trowel or with a caulking gun. It's also a good idea to seal the old nail holes.

There is one caveat about doing a shingle repair first thing in the morning: The roof may still be wet and slippery from dew or an overnight rain, so be careful up there!

My recommendation on business dealings of any type would be to first learn the basics of business itself, especially the laws of the land where you live. The other possible solution would be to find a teacher or a mentor to help you past some of the learning curve that is sometimes very difficult.

Window Header Framing Problems

As a building contractor it is my job to assemble the house to meet the specifications from the architect and the structural engineer. I do this by looking at the building plans and installing the specified lumber sizes. I can take it upon myself to install a larger size wood beam or window header adding an additional cost to the job of course. I don't think so.

It's not uncommon for a framing contractor that has an additional 5 foot scrap piece of 4 x 8 left over that he now has no use for. He can then choose to use the 4 x 8 instead of a 4 x 6 for the window header. This type of building is common and acceptable.

If the structural engineer calls out for 4 x 6 window and door headers do not take it upon yourself to replace the 4 x 6 with a 4 x 4. I have seen too many framing contractors or carpenters make an on-the-job judgment like this.

A good example would be a single story house with 2 foot wide windows that require a 4 x 6 window header. As the carpenter builds homes over the years he can come to his own conclusion that a 4x4 will work fine for this application. Again keep this in mind as a framing contractor and a carpenter you are assembling the home not designing it.

Do not change the sizes of any headers or beams.

A long time ago carpenters used a standard rule of thumb, you could go up two sizes larger than the window opening for your header. Let me give you an example of what I'm trying to explain.

A 4 foot wide window opening would require a 4 x 6 window header. A 6 foot window opening would require a 4 x 8 window header. This should give you an idea of what I mean by going up two sizes larger than the window opening to figure out the lumber necessary to use for your window header.

This rule of thumb does not necessarily apply in today's building industry. The reason for this is structural changes from earthquake damage. The structural requirements that are required for building a home require a lot more metal bracing and strapping. Therefore some of the lumber requirements for beam sizes and window headers will be different.

This message is for general contractors, framing contractors and carpenters. When installing a window header and you take it upon yourself to change the size you also assume the responsibility if the building fails. This type of mistake is common and you guys know what I'm talking about.

It's not worth it. Keep in mind you are the assembler and not the designer of the building you are working on.

It's Winter, Where Did These Flies Come From?

Remember seeing a big, slow moving fly in the window on a sunny winter day in January and thinking, "Where the heck did that come from?" Well even though they look like a common house fly, these are indeed Cluster Flies, and they can be a real nuisance to homes, hotels, and many office buildings, especially if there is a wooded area near by.

Cluster Flies breed and spend most of their time in the woods, migrating to buildings in the fall, looking for a warm place for the winter. You can often see them on the sunny side of a building on cool days in the fall. They are attracted to the siding as the sun warms it up. Then they will climb the wall looking for an entry. Most times they find them at the roof eaves or under windows. They then hide in attics and crawl spaces and filter down in to the building over the winter months, so the top floor is usually the hardest hit.

Cluster flies are usually larger than a common house fly. They fly very slow and are so lethargic; one can almost touch them before they will fly slowly away. Lady Bugs and "stink bugs"(a/k/a Western Conifer Seed Bugs) will all enter the same way, and you may see them wintering in your facility as well. These pests don't pose any real health threat. They are more of a nuisance, although your hotel and restaurant guests will complain about them, and nobody in the hospitality industry wants to leave a negative impression with their guests.

In very light infestations, it's just a matter of vacuuming them up. Squashing them can leave an unpleasant musty odor (that's why they call them stink bugs) and/or leave a stain on your wall, window, or drapes.

In the case of Cluster Flies, especially if the infestation is mainly on the top floor, incandescent light traps with glue boards placed in attics and crawl spaces can often catch them before they filter down in to your building. Ask your pest management professional about these.

An even better approach is to have your pest management company treat the outside of your building in the late summer or early fall every year, especially if your problem involves Lady Bugs or Stink Bugs. This way they march through the material and die before they can become a problem on the inside.

If your home or business has a log construction, your problem is complicated because, with no attic or crawl space, these pests come directly in to your living space.

As with any pest problem, one should consult a professional. Home remedies can often exacerbate a problem by driving pests deeper in to the walls, only to have them reappear at a later date and in greater numbers. If you're a do it yourself or or a homeowner who every once in a while, once to tackle a small or large project but doesn't know where to begin, can gather useful information from home building books. I have been using these books for years and may have been worth their weight in gold.

I started my career working for my father and my father worked for his father as a Carpenter. Our job was to frame the house and we built a Lotta homes. How to Refinish Coffee Tables

Coffee tables, due to their size, are great to keep around and use for many years. They receive a good deal of punishment, though, as they can be used for a variety of activities. Serving drinks, playing cards, and eating while watching television are all suited to coffee tables. A quality finish will stand up to regular wear and tear, but you may find that the day comes to strip the old finish and apply a new one. Coffee tables are good to work with as they usually don't have a large surface area and are fairly simple in design. Many of them don't feature tricky corners or ornaments.

The first step is to remove the old finish. A bristle brush, a good mask, and a chemical strip will be necessary. The chemicals will give off powerful fumes, so be sure to invest in a high quality mask. Apply the strip with the brush and scrub vigorously. Most coffee tables will require this step to be repeated once or twice.

After letting the fumes evaporate, move in with a paint scraper. Be careful here, as you do not want to damage the wood. Doing so will create another problem that is not remedied quite as easily (coffee tables can be fixed with filler, usually). After the old finish is stripped completely, you can start the next step.

You have a lot of freedom here, as there are a number of stains and finishes that can be applied to modern coffee tables. Determine what look you want for the table, and decide on a product that matches it as closely as possible. Some even contain a finish and sealant together. These can be very useful. Whatever you ultimately choose, determine if a sealant will be necessary. If the finish you use does not contain one, purchase and apply it separately. Affordable and Sustainable DIY Earthbag Homes

Earthbag building (sometimes called sandbag building) is surely one of the lowest cost, most practical building methods. First used by the military for building durable, bullet and blast resistant structures, this building method has recently experienced a surge of interest among do-it-yourself builders. There are now an estimated 1,000 to 1,500 earthbag structures, including homes, offices, shops, schools, temples, clinics, orphanages and even ecovillages.

One of the strongest selling points is affordability. A simple earthbag dome, for example, using recycled grain bags and earth can be built for around $100. A larger, more comfortable home can be built for around $500-$1000. The EarthDome House at Terrasante Village in Tucson, Arizona is just one example.

Earthbags are ideal for owner-builders. The necessary skills for each step of construction can be learned in a few minutes. It boils down to simply filling bags with an appropriate fill material (typically subsoil or gravel) and tamping them solid. It doesn't get much simpler than that. Also, few tools are required - shovels, buckets, garden hose. The few additional tools needed (tamper, slider) can be made cheaply and easily.

Earthbag buildings are sustainable since they are made primarily of earth from or near the building site. Earthbag domes do not require wood, thereby reducing pressure on our forests. Expensive concrete foundations are not required if you use gravel-filled bags. In addition, these structures are safe, quiet, nontoxic, rodent proof, and fire, hurricane and flood resistant.

Energy efficiency is another strong plus in favor of building with bags. The massive earth walls stabilize interior temperatures in hot climates. In cold and hot climates, earthbags can be filled with an insulating material, such as lava rock, pumice, vermiculite or perlite. Log Homes and Cabins - How Much Does a Log Home Cost to Build?

The above question is asked by most people before any discussion ensues about log homes in general. The above question cannot be answered unless many questions are asked of the prospective home buyer. As an example, the above question is similar to one asked, How much does a car cost?

A basic consideration of home cost is what part of the United States are you planning to build.

There can be a great disparity in building costs between these various regions of the country. Costs may be higher in California than in Arkansas due to the fact that living costs may be higher in California than in Arkansas.

In some states, there will be greater requirements of the builder and more approvals from various state and local agencies before a permit can be granted to build the home.

Some states do not have building codes or stiff building code requirements or in terms of engineering and contractor licensing and thus costs will be lower.

Building materials can also be higher in some states and in some areas of individual states than in another location. Thus, where you plan to build is a major consideration when the cost of a log home is analyzed.

Other considerations are:

The type of log home you intend to build. Will it be a precut package, a custom hand-crafted log home or random length logs from a local sawmill. The price of these various components can vary greatly and thus it is a major variable in the cost of building a log home.

Do you intend to ship logs in from another part of the country so that you can get the home and the home plan that you desire. Shipping can result in extra costs, but should not be prohibitive when one considers the total cost of the home.

Do you plan to have a full basement, maybe completely finished, or are you going to build on a slab or crawl space. There can be a great difference in these various forms of construction.

People must remember that the logs are just a small portion of the costs that will be entailed when building a log home. The type of roofing that is to be used such as exposed beam, conventional 2x rafters, or a truss roof can affect the cost of the home. Do you plan to use a specialty metal roof or use regular asphalt shingles?

The insides of the log home can run up the cost of the finished home. For instance, a stone fire-place, with hardwood floors, custom cabinets, top of the line bathroom and kitchen fixtures, specialty lighting and electrical components, and interior wall finishing. Most people have the misguided belief that once the house is shelled in, they are near completion. This is not true! There is a lot of labor and materials that will go into the interior of the home before it is finished. It is at this stage that many people opt for the better cabinets, lighting fixtures, carpet, etc. and destroy their budget. One a budget is determined, stick to it or you will get into a lot of trouble with the funds you have allocated to the project.

To get an idea if you can afford a log home, you need to check building costs in the area in which you plan to build. If nice, custom homes are being built in your area for $125 per sq. ft. then you can use this as a guide. However, if this seems feasible, then start shopping for a log package and a builder. A local builder can give you some idea what building costs are running in the area. In the end, you will have to bring a completed blueprint to a builder and tell him exactly what you want for flooring, cabinets, roofing, etc. He will also have to look at your lot to see if it will require more or less work than normal to put in a foundation, septic system, driveway, etc. As a last reminder, if the building costs are in the $125 per square foot range, that does not mean that you can the put in a deluxe bathroom, teak floors, imported crystal lighting fixtures, etc. Keep your feet on the ground when designing your home unless your do not have financial constraints.

One might hear that a completed log home costs will run 2 or 3 times the price of the log package. This is not an accurate way to judge the cost of your finished log home. For instance, one package may sell for $30,000 and another of $60,000, but the less expensive package may well have fewer materials furnished. Thus you have a range of $90,000 to 180,000 for a completed home which are both the same size. Components that go into a log home (or any home for that matter) can vary greatly in price from the low end to the high end. Which end of the building spectrum that you plan to build will make a big difference in the final cost of the home.

To use a multiplier against the cost of the log package is like getting the price of an automobile by using a factor against the weight of the vehicle. The final, only reliable way to get a finished cost of your log home is have a builder(s) go over your prints after you have them exactly what you want in the house as to materials and components.

Finally always have a buffer in your budget of 5 to 10% to cover price increases or unforeseen expenses. If you are on a really tight budget, don't just throw caution to the wind and say, lets build it as it will work out. It might, but if you are wrong you may or the bank may end up with a not quite completed home.

I have worked with people who what their dream home which is going to be a log home with the best of everything that can be had. They cannot get a loan to cover such a project so they eventually went to a factory built convention home because it was less expensive. If they had gone to a more realistic floor plan with fewer bells and whistles, then they could have had a log home that would have fit their budget.

Be realistic when setting goals for your hew log home. Don't design something that is completely out of your financial range. The belief that log homes are a very expensive way to build is just not true. What happens is that some people put in too many costly features that runs up the price of the home.

Need Help Remodeling In Carlsbad

What you are thinking about remodeling your house and you live in Carlsbad. Let me give you some advice about some local contractors and some of the people involved. I used a company called Service Magic to find a local heating and air conditioning contractor. All I had to do was go on the internet , type in some information about my self and what I wanted to have done to my home. This didn't seem that bad of a idea at the time. But look what I found out.

I went to their web site, filled in my information and with in minutes I had received the names of at least 4 contractors. Wow this is neat. I didn't even get to start calling any of them when my phone rang. It was one of the contractors secretaries. She introduced herself and asked what would be a good time for someone to come out to look at the work I wanted done.

I was surprised at the speed things were taking place but in a way glad that I had a reputable contractor from one of the largest construction referral services on the internet. I told her 10:00 would be fine. I got a call shortly after that from one of the other companies. He wanted to meet me that mourning at 8:00 if it was Ok with me. I told him of course, let's do this. Then the next one called and I thought great you can come at 1:00. Well you guessed it the next one was coming over at 2:30.

The first contractor showed up as scheduled at 8:00. We talked about what I wanted done and he whips out his note book and starts figuring out a price. This took place around 15 minutes into the meeting. This guys good I thought. Being a General Contractor in Carlsbad myself, for a job like this I would go back to my office and figure out a price and then double check my figures for a accurate estimate. It took this guy less than 5 minutes to create a proposal of around 10,700 dollars for every thing.

Well I was thinking to myself, the job should be around 7,000 dollars but what do I know about construction. I informed him that I would think about it and that I was going to meet with a couple of other contractors that day. He ask me who the other contractors were. I proceeded to tell him that I probably shouldn't tell him who they were. Well your not going to believe this. He put on his physic hat and told me who was coming over. The only thing he didn't know was what time they where coming over.

Oh I forgot to mention before he left he told me he would knock ten percent off the job if I signed the contract right now. I pretended like I was excited just to see his reaction. He looked at me like he had won the gold metal in sales. I told him thanks but I bet your new offer with the ten percent discount will be good for the next few day. Right I asked. He wasn't looking that excited any more as he replied with a Yes it will be good for a while. I thanked him and he went on his way.

My 10:00 never showed but his secretary gave me the old, " He had to go do a emergency job and could he reschedule tomorrow at the same time. I said that would be fine. As a contractor myself I have always put the work I had to do first and foremost.

About 12:30 I get a call from my next heating and air conditioning contractor. He is running late but will be there at 1:30. I appreciate the call and I will see you then. The only problem now is that I have another contractor coming at 2:30. That give the next contractor less than one hour before the next guy shows up. I never liked going over to someone's house and running into another remodeling contractor.

The next contractor was very informative and knew his stuff. I listened and learned. He told me he was going to have to go back to his office and would have a price back in the mourning. Great I told him as I hurried him out the door.

The last contractor of the day shows up and wants to know whose been over to the house, was it these guys or those guys. I told him I wasn't going to tell him who was over. Now this guy was a salesman. He did a little more probing before he let me in on the fact that his company doesn't do complete home installations. He made up some story that his company only replaces the forced air units. I could tell he didn't want to do the job once he found out I knew what I was talking about. So I said my good byes to Mr. Salesman.

The bad part about him was latter on that week his company sent us some mailers. The kind that doesn't have your name on it and everyone in the neighborhood get's one. I couldn't believe my eyes when I started to read this letter. It said we would be glad to give you an estimate on all your heating and air conditioning needs or services. " We Do Complete Installs". I told my wife we could have used this a few weeks ago. Then I recognized the name of the company and now knew that the salesman had lied to me for sure.

That night I started to think about what was going on here it seemed like I was being set up. Everyone knew what was going on but me. It seemed clear to me that these people knew each other.

Well as time went on we ended up hiring the first guy that came over. He seemed to have the best product at the most reasonable price. His company also did a great job. Keep one thing in mind here out of five contractors that I gave the opportunity to bid the job. Only three showed up and from them I only got two bids. Why didn't I get more bids? Quite frankly I was to busy working at the time and of course the other two guys were always going to show up and that kind of strung me along. My mistake.

Here's the kicker to all of this. Service Magic calls me up one day to tell me they would like to start sending me construction leads as a General Contractor.

I listened to what they had to say and was almost ready to sign up with them again. That's right, I was signed up with them when they first started until they changed the rules on me. The salesman that originally contacted me said if I paid them the 100 dollar sign up fee they would let me pick what jobs I wanted to do. That lasted about 5 months before I noticed that they were not sending me siding referrals to pick from. I called them up only to talk to someone who didn't understand the State Of California Contractors Licensing Board.

Well I wasn't about to reinvent the wheel. I simply told them that I should a least get my money back, right. They said they would look into it further as I never heard from them again about my 100 dollars. Well things have changed at Service Magic since I was with them when they started.
As a home owner you don't think you are paying Service Magic because all you do is fill out a simple form giving some information about yourself.

I found out that Service Magic sent all four of these contractors my original information. Each contractor then had to pay 55 dollars each to Service Magic for a total of 220 dollars. All I have to say is how are they getting away with charging this much money for sending a out a simple referral to these contractors.

The contractor unfortunately passes this expense on to his customers. You as the home owners end up paying these fees as a cost of doing business with them. Some contractors think this is a great way of doing business but you might think differently in the future if you start paying over 100 dollars for a simple construction referral.
